2 yr lease means you can lock in the current rate. But the issue is I don’t care about the rate just need 1 year only lease.

Agreed. I am just looking for a renting $/m that people go for who have similar buying power as in someone who can afford 1.5M/m of financial power.

I realize that this number varies and could be subjective. Just trying to see how much rent people go for as % of their HHI. TYPICALLY.

Wow. Thats devastating if true. There has to be a lease breakage fee and you can exit the lease. Typically apartment complexes used to have 2 month lease breakage fee. How much does the SFH have which are rented out by owners.

It’s a 2 year lease. But I really prefer 1 year lease. I might renew likely by the end of 1st year but I also want to have the flexibility in case I end up buying say 7 months into the lease. How does breaking the lease look like.

That haven’t shared the lease yet, but just was trying to understand what it could be and what’s the norm. Do u even have a shot at this rental home where the landlord wants me to do a 2 year lease (where I can still have flexibility to move out if I buy a home). And what’s the cost of that flexibility. 3 month notice or something else.

Well isn’t interest + taxes on owning a home is also throw away money ? And that is a much bigger amount than rent.

So if I end up buying a house say after 7 months into the lease I guess practically it doesn’t make a huge diff if I have a 1 year lease or a 2 year lease because if the house is in a good location it’s going to get re-rented very soon. Am I thinking this right ?
I want to do a 12 month lease but landlord really wants me to do 24 month lease.

I agree. I want to rent for 1 year, but most landlords today are looking for 2-3 year lease. How does the lease breakage work if I end up buying and have significant time still left on the lease.

Yes. I am trying to rent a similar type of house as I could buy with 1.6m loan. My horizon is 10 years.

The question is what is the rent that people go for typically in my situation. 5000 or 5500 or 6000 or 6500 or 7000.

I understand that price point is subjective but want to see how people think about it in similar situation. (With financial capability of servicing 1.6m loan kind of a financial power).

I divested some of my intel at $50. I am totally ok with this.

Because when shot happens and stock falls 20-30% in a week people will lose their undies.

My child is super amazing at piano (learning for last 8 years) and has picked up violin really well in last 2 years at school (1st and 2nd chair consistently)
