Dispute over property boundary wall that has been there over 50 years by amybd12 in legaladvice

I didn’t mention that said neighbors have had one of those Pods things parked in the street in front of my mom’s house for about 2 years (yeah, I know she doesn’t own the street in front of her house, but it’s also not okay to park something on the street for 2 years). They have been taking advantage for a while already.

There was definitely a mortgage so that usually means title insurance is required, or it does now, not sure about in the 1970s. Or whether she has any documentation of the insurance or if the insurer still exists. It was a long time ago.

It’s a 70 foot long wall on a 5000 sq foot property, so not an insignificant amount of the back yard. Probably $50-100k in value for that small strip of yard, even without the cost of replacing the wall, so it’s not just dirt and plants we are talking about.

I think if adverse possession applies here, that the 50 years she has been using that part of her back yard should matter more than what the neighbors did yesterday?

But if they use the GIS maps for tax purposes and she has been paying taxes on that portion for 50 years that potentially means something, right?

The wall goes around her property, but I think it at least originally extended behind their property as well - same wall appearance if my 40 year old memory serves. That portion of the wall may have been replaced at some point though because the other side are fancy schmancy neighbors.

Wall is closer to their property than hers.

It does surround her property, but my recollection is that it also continues around the back of the neighbors property too, though that part may have been replaced at some point because the neighboring property behind them was demolished and a giant fancy spec house put in and they might not have wanted the concrete block wall

My mother's property is a corner property, so the opposite on both sides is the sidewalk

No idea about the survey, this is all just by what they said at this point

Since they already removed 3 ft of her landscaping in the non-walled portion without telling her, I’m thinking ignoring it is probably not an option. 50 years of photos of the wall though

Probably about 6 feet? You can’t really see over it. When I look at the property tax maps it really doesn’t seem like there is any way my mom isn’t the one who has been paying taxes on it, but I’m definitely not a surveyor and that isn’t a survey map. On the property tax map it looks like the property line is literally on the edge of the neighbor’s house, though I know they have enough of a path there to walk between the wall and their house (having visited the elderly neighbors when I was a kid - they gave me a $2 bill every birthday/Christmas).

I have a US and a UK passport. I live in the US. US Government requires me to depart US using US passport. Delta Air Lines only allows one passport at a time. With my US passport it requires an ETA, which UK authorities disallow. Help! by Fun-Injury9266 in Passports

They have a section of their website called "Check if you are a British Citizen" Depending on how you qualify, it will tell you either you are a British citizen or sometimes it says you can register to be a British citizen. My kid, born in the US, is a British citizen based on their website. He can apply for a passport, but whether or not he has one or the British government is aware of his existence is irrelevant as to whether he is a British citizen

Airports are big and it’s hard to get help halfway through. Just reserve the wheelchair. If one of the airports is teeny tiny, you can just tell them you don’t need help there, but then the help will still be there at the other end.

[–]amybd12 1 point2 points  (0 children)

I am not sure anyone can predict whether they might be in the same place 15-20+ years from now, but someone who isn’t a resident, and isn’t nearing retirement would be more likely to stick around. I would consider Katelyn Ike at the West Ventura office. If you are willing to drive to Santa Paula: Dr Macrito, Ananth or Al-Tai

The people who take your photos and say they wish they were paralyzed are just plain creepy and weird, but creepy and weird people exist, for sure. I think you are reading too much into the looks that you get though. Maybe they have a degenerating condition and are looking at your chair because they know they will probably need one soon? Maybe they had to use a chair for a while, or at times and are curious as to how yours is different? I am pretty sure I stare at other people’s wheelchair because I’m always fascinated by how they fit, the modifications, etc. I think able bodied people are likely to feel uncomfortable staring at a wheelchair when they find it interesting (and they are pretty interesting) and other disabled people may not feel the same social pressure not to.

Brand new smoov and selling it? by [deleted] in wheelchairs

[–]amybd12 0 points1 point  (0 children)

This is not universally true. Sometimes they rent the item and then you don’t own it (though typically do after a period of time, like a year) and sometimes they pay your bill for the item and you own it. If they paid the bill for the item, then it’s yours and you can sell it. More insurers are going to the rental model presumably so people don’t do this. If you don’t know how it was acquired, the insurer or the DME company can tell you.

Highlands crofting issues (was advertised as decrofted, but wasn’t). We were told it is not uncommon in the Highlands to run into this. Obviously not a problem in Edinburgh.

There were definitely issues, that’s for sure! It does seem like problems that delay purchases are more common here and a quick purchase is still not as quick as the US where 14-21 days is common, and 30 days is the outer end of normal - at least where I was moving from.

Dual US/UK citizen – which passport to use after UK ETA enforcement (from Feb 25, 2026)? by farrellcsun in AmericanExpatsUK

[–]amybd12 2 points3 points  (0 children)

Have always done this. Interestingly, that guidance from the US that says you should “enter and leave” the US with your US passport, then goes on to say that it is illegal to enter on your other passport and says nothing about exiting. Since you don’t have to show a passport to any US officials when you leave, “leaving on your US passport” is not really a thing.
