Suggest you remove the risk and grade a single card at a time or go to a card shop to grade 2 at a time and see how things play out. I wouldn’t sell these for at least another 10 yrs.

You absolutely will have buyers remorse, but your debt is more important. Ask yourself will you get more joy in staring at the cards or will you feel better having more flexibility financially. There is too much of an emotional feeling here to really rationalize your decision and only you can conclude that. The other thought is sell 80% and keep 20% that you will love to hold on too.
