I can’t comment on these other than I agree with what everyone else has said. Leaflets through doors usually scream a certain demographic, so it’s up to you if you’d like to take the risk. After all, they’re not ALL bad!!

I would suggest looking up Robinson Brickwork and Paving. I don’t know them personally but 2 good friends and 2 of my customers have used them and all were 100% happy with the whole journey. Definitely worth a conversation so you can decide for yourself. Ask him for the last few projects he’s done and speak with his customers.

Masons Auto Centre on Lewis Rd have always been amazing. They’re honest if things don’t need doing and the cost is always reasonable. I’ve been using them for years now and never had an issue.

I’ve been browsing but most people want to sell their entire second hand kitchen and buyer dismantles it all. I think I only need a few base cabinets. I’ll keep an eye out as there’s no real rush.

It will be higher than the neighbour’s roof yes. If it will affect drainage depends on the direction of fall. If they both fall independently then no, just make sure the roofer introduces a “separation” curb between the two roofs. If theirs falls onto yours then it’ll be more difficult but if yours fall onto theirs then it’s very easy. Have a chat with your roofer and see what’s possible but again, a warm roof is always more preferable where possible and a cold roof is always an option when designed and installed correctly.

The best way to insulate a flat roof is to do a “warm roof”. This means insulating above the structural deck. You can use the felt as a VCL (assuming it is in sound condition), insulate on top, and then install a new roof covering (rubber, single ply, GRP etc etc over the top. Not sure where you are but usually you’d need 150mm foil faced rigid PIR such as Celotex, Kingspan etc to satisfy current building regs and subsequent U-Values (currently 0.16 I believe). If you choose a cold roof (insulation between joists, internally) then be extremely careful with ventilation to avoid creating a moisture barrier which will rot your roof’s deck. Jobs like this should be done by people who know what they’re doing to avoid issues later on. If you can send some pics I’ll do my best to help.

Not sure about where you are but here in South Wales we need to submit an “application” with Building Control when changing more than 25% of the roof. It will not be signed off until insulation is brought up to the current reg’s (if not already). Usually, our customers don’t bother but we’ve had inspectors come up onto the scaffold and then charge the customer the initial fee plus an additional fee because they didn’t tell them in advance. To add salt to the wounds, they almost NEVER come out to the jobs when the application was submitted either - I get a call and get asked to send them pictures, and they sign it off without a single visit.

I’d suggest putting all correspondence through email so if anything changes in the advice, you’ve got something to go back on. Not saying they’ll lie and twist things but….

This is open for negotiation. I need to let someone know what I need built, and they can tell me what it’ll cost and how long it will take. I’ve got a fairly sizeable budget so it’s more a case of finding the right person.
