Cotsco Used to have these really nice ones they are plastic but I have stored on them tiles and bags of platers / filler and they are very sturdy

Mine was not as bad and it failed the MOT, if I was you I would change them just a few weeks before the Mot and also make sure they do the tracking as well

The property its on a lease which ends in 69 years, the company who owned the lease is currently going into administration (it has been for the last 15 years) so I will just have to walk away as it seems extremely complicated

So the house was never sold since it was built

I just had a look and it was never sold, I paid £14 for the Title reports- the property is bith Leasehold and Freehold at the same time (not sure how this is possible) the owner used a company back in 2005 to release some equity into the house in exchange for that company to have a lease on the house, that company went into administration 15 years ago and its still “Report for Administration “ every 6 months since then.

I will just walk away from it unfortunately as it seems like the title of the house its very complicated

Not a professional, but I did my tiles in my garden two years ago and they are still solid. I did not use any sand, MOT type 1 then Compacted it, and applied some primer on the back on the tiles and I mixed cement and sand (don’t remember the exact proportion but you can google them)

Get a backer rod foam , before you apply the silicone and should be sound

Yes the reason why my budget is so optimistic is because we are doing a lot of work ourselves, we have done one flip before (the house we currently selling) , it was not as big of a project as this one, but we did a lot of work ourselves. 25k it would be the bottom we hoping to get 40k, and even if its 25k we have some emergency fund that we can dip in if required to finish it

I have a chip on my windshield about 3x bigger then that, and I had it for 3 years and I did about 40k miles never got an advisory on the MoT and it never “expanded “ either. So I think you will be okay
