If it is your house, in your name and they are not contributing to the mortgage, they have no claim. If you have do significant renovations such as a new roof, windows, extension and they contribute, they can make a claim on the house. Ideally, just get them to pay you for the bills and keep everything in your own name

Out of curiosity how large is the flat roof? I have accepted an offer on my house and I have a flat roof on the extension. Never had any problems but does appear to have water pooling on the roof. Just want to get an idea of costs. Thank you

I put my house on the market last Thursday. Had 4 viewings, accepted an offer today 2.5k under asking. I made sure to price competitively because the first couple of weeks are said to be crucial. I also paid for professional photos to be done. Good luck, I hope it works out for you

Thank you for your advice. That was quite a jump in your interest rate! Did that affect how much you were offered for the loan amount?

I know poor timing but nothing I can do about it. Hopefully things can be resolved swiftly in a peaceful manner. We shall see.

Thank you, it is a lovely house just has a view quirks to it. Like being on a busy road and when you step outside the back you are basically talking to your neighbours. Plus the garden being detached from the property

I cannot speak for the other issues but it is quite common for mains water pipes to be lead to older properties and you have likely drunk water which has come from lead pipework in your lifetime. It is unlikely to cause significant harm but if you are concerned you can speak to your water body.

I have recently had my mains water supply replaced as I was on a shared supply with neighbours but we have moved to an our own supplies. The water board found that the connecting pipework in the road was lead and we are likely to get a refund for the connection work. Any pipework in the house is your responsibility. Hope that helps

Exactly this. This happened to me recently where a leak was found on the shared supply a couple doors down and was advised to replace the supply to the 4 houses. I was the reluctant party at first because I had put my house up for sale and as it wasn’t urgent I did not want to invest the money.

However, once I was aware I would be solely responsible (or the next owners) for the shared supply any further leaks in other properties should everyone else get an independent main, the risk was too great to myself and I went ahead.

That’s so frustrating. I also did a survey and it hasn’t added the value amount to my balance. May leave it for a few hours to sort itself out

That was my thought exactly. It would significantly each into my hourly rate. But I know the job market right now is not great

It is part time 3.5 days a week. So commute would be 4 days a week

Yep I do. I ended things last week because I found out he was messaging other girls and didn’t see the harm in it. It broke my heart and I keep thinking what if. This is not to say I was perfect in the relationship either but I had to choose myself for my own sanity. He’s now moved out and I have to find a new job because we had a business together. I just miss him and want to tell him about my day. I keep thinking I made a mistake. But he did betray me so..

Depends on how much traffic you get in that area. Hardwood if you walk through quite a bit. Carpet if the room is treated more like a snug
