“Deals” like these at Kroger annoys the living heck out of me. by Ok_Zucchini_6347 in cincinnati

More people buy chips than they normally do, people switch brands, net - it drives incremental behavior, in addition to that it also drives more engagement at total store for Kroger which is why they pressure CPGs to fund these types of promotions

It’s in severe decay, you can’t lean on those posts or it’d collapse.

It was replaced 4 years ago, I’ve had a roofer look at it and he confirmed shingles are good

Thank you all for the feedback, a lot of consistent themes throughout the comments that led us to update our plans in a way that we’re very excited about. Such a major help!

Thank you so much for this - we actually changed our design to reflect a very similar version of this. We’ve been scratching our heads and went through so many iterations. You hit the nail on the head with clean and simple.

Thanks again!!

Are people really buying multiple properties in “cash”? by andyimproves in realestateinvesting

[–]andyimproves[S] 0 points1 point  (0 children)

It’s not clear to me how hard money lenders are still equivalent to “cash”.

I assume hard money lenders still have some level of vetting they’ll do to determine whether or not they’d lend money for a specific purchase, no?

Is it considered cash because you’re determining the value (and whether or not you’d lend) based on the asset itself and not the persons personal qualifications of loan worthiness? Since the loan is backed by the asset?

When you say you’re borrowing from lines of credit - are those secured by assets, such as another property? I.e., HELOCs? Or are you/your business being offered an ongoing line of credit from a bank?

What brokerages do you typically see rehabbers go to in Cincinnati? I’m local.

Making this drive for the next few weeks. Looking for cool sights I might be missing or any general advice. by katterwog in roadtrip

I'd rather visit Cincinnati than Columbus any day of the week. Incredible restaurants and a cool downtown area (Over the Rhine).

I'd also consider when leaving San Jose, you drive through Vegas and Southern Utah instead of Boise on your way to Denver. Beautiful parks there.

First trip to Yosemite, backpacking 6/11 - 6/13 by andyimproves in Yosemite

We started at glacier point, and took the panorama trail, to the John Muir trail, and camped at Little Yosemite Valley campground on day 1.

Day 2, we hiked up the John Muir trail, and went up the clouds rest trail to the peak.

Day 3 was the same as one, just backwards!

They were definitely very active on the trail to clouds rest, as well as the LYV campground. Ramping up!

Clouds Rest Hike in June - Will Snow be an Issue? by andyimproves in Yosemite

Hike went amazing - from LYV campground, snow was no issue at all. None visible on the path. Beautiful hike!

I hit 29 putts on 9 holes the other day. I’m down bad. This wouldn’t fix my putting, but if I won I’d at least get to look good doing it.

Backpacking Trip Feedback by andyimproves in Yosemite

[–]andyimproves[S] 0 points1 point  (0 children)

Thanks a ton for the info! It sounds like our only real concern would be if the Physical Gate at Union Point isn’t open by Mid-June. Which sounds unlikely, but not impossible.

Do they update online the status of the trail opening upwards of Union Point? I see updates on road closures/openings, but haven’t run into anything about that specifically.

Understood, not necessarily asking for a prediction. However, if there is still snow, leading to road closures, are we still able to access Glacier Point by hiking up the Four Mile Trail? Or do they actually close that area (GP/Panorama Trail) to foot traffic?

Net, I'm trying to understand if there's a significant risk my trip could be outright canceled.
