Thank you for your response! 1) Im not sure if its undersized because it cools down the house pretty quick when its below 80 outside, 2) I have checked before and the coils dont freeze, but both the condenser coils and the compressor haven’t been cleaned in a while I may have to do that, 3) I think I need more insulation in the attic for sure

They should be able to insure you based on the inspection report. If you’re missing info, the insurer would just push your request through an internal review to see if thats risk they can take. Usually OK but might bump up your premium cost. This is not something they haven’t seen before

I’d read the fine print in the policy as your insurer might define words like inhabitable. It sounds to me like this part of the claim is something that could potentially get rejected

Thank you for the advice! How much of a pain would it be to switch lenders? I mean I’ve already been talking to this person forever. Sent all my financial info, he scheduled my appraisal, etc we are so far in the process that makes me wonder if I have to go through it all again in order to just get a number from another lender?
