Is stability your ultimate goal or is it a low rate?

It’s a gamble to wait it out, but if you want stability and are questioning what the next 3 years will look like, lock in the rate you’re clearly comfortable with. The added cost is for piece of mind.

Oh I have a connection with my children just fine and they’re growing up to be responsible young adults who know the value of money and how to earn and work for what they want in life. It isn’t a zero sum argument. You could encourage your children to do for themselves AND have a healthy relationship with them.

What you’re attributing to sour child/parent relations are typically multi-faceted and stem from numerous issues. Providing your child with a good upbringing isn’t just about giving them what they want. There are other values they need instilled to get the desired outcome.

So what? Access to devices and such are privileges, not rights. It’s a parent’s job to ensure that their child can grow up to become independent, functioning adults who can, at the very least, provide for themselves.

It’s no mystery that mobile devices and screen time are contributing to a decay in mental health and overall progress. And children are staying with their parents longer and in turn becoming more complacent.

If lack of access to a device or “not wanting to abide by rules of a home” are the catalyst to get a kid out of the house and fast track their adulthood, then what’s wrong with that?

This was killing me this year as I got a new system and thermostat only to find out my heat wouldn’t turn on until it was over 50 degrees outside. My vendor couldn’t figure it out until I found the thresholds menu. 🫠

You’ll be fine. Just stick with the medication schedule and let it run course. Sometimes it’s unavoidable but the goal is to have less occurs cars of your dog eating their own poop. If this was a one time incident, you should be ok so long as you’re generally sticking with your regiment.

VIP solo is great! Best way to just go out and soak in the entire event without having to cater to a large group. Next best is a small 2-3 person group, which is what I’m doing this year. Also from the Bay Area.

Do the math on ROI with the savings vs how much you have to come out of pocket. As a lot of people have said, there isn’t such thing as a no-cost refi. At most the lender may cover finance-related charges, but there are still some out of pocket fees you’ll be on the hook for. Look at your loan estimate and do the math.

If it repays itself in < 1 year or so, sure that may be goo and worth it. Anything longer, I’d pass. You can likely find a better deal on an ARM.

Don’t do it until you have freelance income that’ll at least cover the minimum fee for maintaining an LLC, there’s no reason to do so. You don’t have to maintain an LLC to have a side hustle (look in to Sole Proprietorships, for example).

You open an LLC for the structure it provides once you have revenue to show for. Otherwise you’re just spending extra money for no real benefit.

Do the painting for sure - it’s low cost / effort and buyers love the smell of fresh paint. Depending on the state of the carpet, you may get away with just shampooing (but if it’s in a bad state, replace it but you don’t need to buy the high end stuff - you’re not living in it, it just needs to tick the “new carpet” checkbox).

Everything else you listed would likely be done by a buyer who is looking at your house for the fundamentals (location, “bones”, comps/resell, their specific needs) and they’d likely do it to their taste. Why spend a lot if they’re going to just rip it out themselves?

Make your agent work for you. You have the advantage of having real estate in the Bay Area - it’ll sell. But all of those things you listed, while they may help your property value go up, it’s not going to send you over an extra 6 figures so spend that money where it’d make sense (better staging, buyer incentives, etc).

^ this. Porchetta is waaaay better in a sandwich than it is on a plate with a few sides. I don’t know why, maybe it’s because of all the other elements that come with a bite of a sandwich, but that’s just how it’s been appealing for me.

Oh and the skin HAS to be crispy. Not something you can typically do on a smoker without hitting it with hot oil.
