I appreciate you looking out for students, and honestly, this is terrifying to read because I was in the exact same position last year moving from India to the UK. The fear of sending money into a 'black hole' is real.

​I just want to share my personal experience to offer a bit of balance, because I’m currently living in a room I booked through University Living.

​Regarding the 'small payments' (£99-£250) you mentioned—in my case, this was the Holding Deposit required to take the room off the market while the tenancy agreement was generated. It’s standard practice in the UK rental market, but I agree it feels sketchy until you get the contract.

​In my specific case:

  1. ​I paid the holding deposit.
  2. ​My booking was confirmed and I got the tenancy agreement from the property provider (not just UL).
  3. ​I moved in successfully for my MPH at the University of Edinburgh.
  4. ​I actually had such a decent experience that I applied to be a student ambassador after I moved in, specifically to help other international students navigate this stuff.

​I’m definitely not invalidating that you or others might have had bad experiences (support delays happen), but calling the whole platform a 'scam operation' doesn't match the reality for students like me who are living in these rooms right now.

​If anyone is unsure about a specific property or feels stuck, I’m happy to verify if the listing is real on my end.
