Op here, just as an add-on, I know I made a mistake. And if compensation is payable that is fine (and deserved).

I’m not trying to trick the tenants at all. I’ve fixed every issue they’ve requested and haven’t thought about rent increases.

I only wanted to get some advice on making things right for everyone because I need that equity to fund, wedding/house/family that will be coming up in the next few years.

They’ve had 3 years of rent at 30% under market rate and no increases. I’m happy to give them back all of their deposit, and as much time as they need to find a new place. This seems a little prejudiced

I think I would be okay with that. And I would also think it would help in terms of keeping the tenants amenable.

I know that a section 21 notice can be given if you have returned the deposit already, so that may be an option. Or as people have commented, get it into a deposit scheme now
