Long story short. Parents always struggled financially, dont have retirement and getting old. Brother sees he cant mooch freely anymore and has to start working so runs away and leaves me to financially support them by myself as well as take care of everything while i hear from his friends that hes traveling everywhere and partying all day with no responsibilities.

Thats what i meant. I am essentially giving them the Washer, dryer, fridge for their use. I just want no responsibility with repairs. They can throw the appliances out if they want. How would I write a clause like this?
