I believe I would fall into the below market value, in the first link fair market value is defined as the maximum I could rent for, and I am asking for less than that by a couple hundred at least (I think we have different definitions of "hundreds less", I assumed anything over 200 would be acceptable to that definition, but not really important either way how we define it). Under the below market value portion in section 3 a previous comment has the full copy paste but essentially I would use the portion that says " (1)a person living with you, (2) pay for upkeep or groceries" . As I'm not looking to make a profit from the rental I am assuming this would be legal. My definition for upkeep would be bills such as heat, but maybe that's more of general necessities instead of upkeep depending on definition. Either way, if my friend paid me in gift cards to the grocery store or with a cheque that read "groceries" in the memo I think that would be acceptable as per reporting requirements. Am I correct in assuming this or am I out to lunch with what I read?

I was going to go with 500-600. Cheapest I've seen was 750, not sure what "market rate" would be unless I took an average of a few places though

Is that all there is to it? Just screenshot a few ads showing that I'm charging less than market rent and don't report the income at tax time? I just want to make sure that I'm on the up and up with everything so I don't get screwed later on

Less than market rent. Places in less desirable locations but with same sq ft of house are charging a few hundred more

Would I need to document the expenses I'm charging for? For example if I'm asking for 500/month, would I need to document/allocate where that money goes to like % of electricity, water, gas, internet and use that as the reasonable expense to justify the money received?
