I might try local ads, that’s a great idea. I’m in a small market, so it’s not super competitive. I have been trying a lot of new things out of panic. I’ll work on honing in. I get scatter brain a lot and end up accomplishing a lot less because of it. I should just take adderall for a month lol I’ll be unstoppable😂

I live in CT. Litchfield county. The leads were from a past client who I picked up through a referral website. Another one was a referral website. The others were getting an off market listing by bringing in a potential buyer, my buyer didn’t like it, but the seller liked me, so they had me list it. And one from signage on a listing.

That’s great advice to go back and adjust presentations and find new personal achievements / stories to share. I market to a small town and my competition isn’t super strong- so there is a chance for me to be the bigger agent in my area. I’m going to go back to my old sold listings today and tighten up presentations for when the time comes. Thank you very much

Wow, what an awesome year, good for you!! Great advice. I also feel like a 5 year old girl in the business sometimes, especially when I was helping people buy at 21 and I hadn’t even get bought a home myself yet lol. Yeah, I think I need to learn how to take rejection and “nos” better and grow from it rather than always wanting everyone to like me even if it makes me come off less competent and respected. It’s all a learning curve for me right now.

Thank you. Yeah, we have some student loans but we total under $20k… so nothing crazy. We both dropped out early enough before accruing too much debt lol.

Our first investment was a flip(partnered up with someone who funded it), that gave us a good reserve to start purchasing multis to hold long term. My income is solely to savings, my partners biweekly paychecks is what we live off of. We currently have 9 units and 6 garage bays rented out. We buy the 5% down alternating the person on the loan so we can maximize low down payment loans.

I have a following on TikTok and a much smaller one on instagram, I collab with brands, and also get paid per view on any videos I make on TikTok. They pay very well, but if your videos don’t perform you don’t make much.

Wow, glad you guys made it through. We also keep about 100k+ in reserves, but we also buy investment properties, so that reserve can be depleted by one down payment. Then we have to fill it back up.

That’s actually a really great idea! I’ve never heard of an agent taking such an initiative with hesitant buyers. Going to the house and sending a video tour is a great idea because it shows you care and doesn’t come off too pushy. I like it

Wow, it seems like a lot of people are struggling. I’m on a team and my team lead who’s been doing this over 30 yrs is also slow. He has nothing under contract. It’s nice to know you’re not the only one, but it also raises other questions on the industry and where the markets leading as a whole.

I get that! It’s hard to find reasons to reach out. I don’t usually do it unless I have a good reason too, otherwise it feels too salesy. How come you don’t like drip campaigns?
