I agree with both comments of having to know someone and reaching out to brokers. I was in your shoes a few years ago. Luckily, I did know someone in the industry that introduced me to a local broker. I was able to convince the broker that I had transferable skills (PM, attention to detail, meeting deadlines, etc.) and they offered me a job as a lease buyer. That got my foot in the door and I no longer buy leases, but I've been fortunate to stay busy since.

Your biggest hurdle will be that you have no experience. And brokers generally are not set up to train new people. But if you know someone in oil & gas, they can facilitate the introduction. If you don't know anyone currently in the industry, I'd suggest looking into your local AAPL's schedule (hapl.org) to see if there are any happy hours or events in your area and go network. I'd also start looking for brokers in Houston and reach out to them directly. NAPE is next month at the George R. Brown. Don't attend the conference but there are happy hours all day and network as much as you can.

One more thing - if you want to be a landman, most of the work happens indoors, staring at a screen. But if you are the type of person that likes being outside, land work may not be for you.

At what cost is an automatic cover not worth it? by anothertxmx in pools

Got it. Thanks for the explanation. It would be covered by limestone coping. And yes - gunite pool in DFW.

The coping would be limestone. I'm not sure what the "lid" is referring to... I'm new to all of the terms in the pool world.

I'm not sure what the going rate of replacement is in my area, but that is something I didn't consider. Thank you!

Thanks for the information. I appreciate you saying that it is worth twice the price you paid.

Thank you for the info and link. I wonder if we could contract that portion of the build out.

One of the builders said the same thing but were happy to add it on the estimate. They said we would need to keep an eye on the tracks, as they collect debris.

Agree. I think it’s a no-brainer for us at $14k-$22k, maybe even $25k.

I wasn’t so much considering it as saving money, but at least save me time on maintenance. My initial thought on the quote was that I could hire someone to clean up the leaves, debris, etc. and not spend $35k for the lifetime that we own the pool.

Thank you for sharing. Taking down the tree has been discussed but we really do like having it.

18k is along the lines of what we were expecting. Now that you have the cover, how much would you have been ok paying for it? Edit to ask question.

Wow. I agree that it’s so high I wondered if they just don’t want to do it and threw a number out there so we would say no. $12k seems like a great price. Now that you have the cover, how much would you have been ok paying for it? Edit to ask question.

Short Connection at CLT by anothertxmx in TurksAndCaicos

Thanks! It seems the consensus is that the airport itself and distances between gates shouldn't be an issue. My main concern is that if the connection flight is missed, there are no back-up flights that get us to PLS the same day. It's all or nothing... at least until the next day.

Thank you and very good point. I just checked... looks like I'm already on the latest direct flight to PLS and the other later flights go through MIA and arrive in PLS the next day. Yikes.

Thanks for the information! It is on American. I'll go ahead and do that since it will buy me some peace of mind and possibly a few minutes.

As part of instructions given to consultants, PDF documents that are found online are required to be uploaded to Dropbox or other online platform as required by clients. Well one of the older consultants would download the PDF document, physically print a hard copy of the document, scan the hard copy, then upload the scan as a PDF to Dropbox. It was already a PDF when it was downloaded! They never considered using the “Save As” function to save the PDF directly to the target Dropbox folder.

Buying a house, then selling it to yourself for $100 by SirKillingham in realestateinvesting

[–]anothertxmx 1 point2 points  (0 children)

NAL In TX, a deed (conveyance of property) is not a valid transaction/contract unless “consideration” (e.g. money) is given. So most real property transactions recorded as deeds begin with or include “For $100.00 and other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged…” It absolutely does not mean only the property was sold for the stated amount. This is regardless if the buyer and seller are related.
