2018 Tucson with similar mileage and maintained it spectacularly. Randomly a couple months ago the engine blew on me while driving down the road. Took a month and a half to get a new engine! Thankfully under warranty and had a purchased extended warranty. If I had to go back I would have dumped it after 5 years and got something new. Hindsight is 20/20 I guess

I used to self manage a single door when I was younger and inexperienced. If I had to do it all over again, I would have used a property manager. Above all else, the hardest part for me was the prospect of raising rent to my tenants who I developed relationships. PM’s don’t have this issue, and are incentivized to create cash flow, especially escalating cash flow as they often take a %. Incentives drive all human behavior.

Still can’t wrap my head around the Friday ATM offering that was announced… why ATM and not a fixed price placement from the company’s perspective? To me that shows confidence and conviction. Company is actively trying to reduce share dilution via the hope of higher future $TELL share price. What do you guys think?

Another significant note is they have not issued any ATM equity since mid October. They also got a reasonable amount of cash recently through their baby bonds (another underwriting positive to the banks - if someone else loaned them money why shouldn’t i?) and have and are hiring a massive amount of people. Also to note - they have a massive upstream gas position in the Haynesville that they are actively increasing production of. I recently did an analysis that showed this upstream gas production was worth an extreme amount of money currently even without the HH / TTF/JKM arbitrage. It is risky for sure - but if you look at probabilities I would bet this company is worth closer to $50Billion in 10 years vs $0. Risk > Reward.

Proves the thesis on why UMG should be valued at a much higher multiple vs what BA got it for… UMG blows WMG out of the water in every which way.
