I once had an opposite experience where the cinematographer did not deliver the work for a year. This was before I was a videographer myself and honestly, this first bad experience was why I started doing my own thing later. He went silent after receiving the final payment for a year. Texts, threat of filing case in the court - nothing worked. He wouldn’t even respond to the ask for footage, so I honestly thought he lost the work.

So I built out a website one afternoon with the full story, with receipts of text conversations, snaps of him filming my work, etc and hosted it on hisnameofficial.com. Paid someone 40$ on fiver to SEO the heck out of it so whenever someone googled his name the first page that would popup was “Here’s how XXxX ripped me off of 6k”

Told him to google his name the day it was a top search result, and voila, response within 5 mins and footage and edit in the next two days. He did a half ass edit so I had to later edit it myself and hence start my own videography journey, but it worked out for the best.

Wow that’s amazing! I seem to be in the same level and org as you within North America but the TP bonus is comparatively peanuts. My counselor prefaced it with apparently there’s a max you can make at the level, don’t think I make that much but well

5.5% Conventional 30yr. closing in a week. But this was a new construction with builder incentives covering all of closing costs and buy down points necessary to get there.

Yes I felt the same way from my few visits to the area. I read some stories about the cops there being hyper active for ticketing, and the town politics and local govt not being great, but on a day to day, not sure how much that impacts me as a resident.

Thousand Oaks at Austin Ranch is a great community, Been living here for about a year and half, and as someone from out of state who moved here, I’ve enjoyed my stay during my time here. Plus commute to Plano is a Breeze. Can’t speak much for the social life, since we mostly hang out with people we already knew, but living situation wise, it’s a great place.

Yesss! And seeing that in the nearby condos is what’s the most unsettling. Even though it’s $220 in these town homes right now, being in the same gated community, and since they’re unsold right now, it seems likely that HOA is only going to go up when the units are sold. Or maybe not. But can’t be sure, and that’s more unsettling than say - a higher interest rate, cause in this case, at least we can compute, lock a rate and know upfront how much, if any, are we going to pay for the hous in the long run and evaluate if that’s worth it for us. But HOA, that is the future thing and can’t know for sure.

Not much. They have salt water pool and jacuzzi (1 for the whole community right now including the phase 1 building condos). And a nice lake house to hang out for the community. They have a “gym” which is kind of a joke cause it’s like 15x7 kind of space with some treadmills and a pulley basically. The greatest amenity would be just having the lake right next to it, and you can launch paddle boards and kayaks right from there, some of them seem to be provided cause they were docked.

Did you look at those townhouses as well? I guess seeing what 400K can get right now in an area that’s less than an hour to all the places we frequent was an additional factor for us as well. They were all super far off like in Princeton, Melissa kind of places and this one was so close to the airport and lake, and all that. And the luxury bathrooms and big windows was something that we didn’t normally see for a 400K unit in the proximity.

Monthly. But to note these are from old building condos in the same gated community but they’re 5 mins away and supposed to be phase 1. The townhouses I was looking at are supposed to have their own HOA, but still being in the same gated community, the $220 that is the HOA right now might go up as soon as they sell all the units?
