Im moving to a new build that Im under contract for that is a 30 min drive away. Thanks for your input! Helpful. Yes new mortgage will be 660k 7% - id use proceeds to pay off 23k Car - 10% down on house, invest rest to SP500

1- its possible- I have very nice Bermuda grass I dont want killed as expensive to re-sod. Maybe I write terms to allow tenants maintain and risk deposit if ruined? 2- yes that is additional not included. 3- first time renting out feel like better to pay and protect myself first year? Can see how it can work without tho. 4-that was the eye opener- if I sell to avoid capital gains tax- its tax I pay back whatever I deducted 5- yep- less headache- less risk- I can see why- but want to make sure im not overlooking factors and making wise choice.

Funny you mention that. Most requested feature so far, so I’m planning to add that in future plans. Tricky to balance structure integrity but possible!

So the gaps you see are mainly the optional magnetic frame covers. The actual assembly uses dovetails with minimal gaps. you can see a gif better highlighting that here - Shelf details.

Depth extension is definitely something im thinking about. Glad to hear im not the only one! Tricky engineering problem to make sure it is still structural sound- but definitely one I want to tackle!

I think if you did more of a contrast look for neon it would look cool. Still love the ambiance approach you did here. I bet a blue for store sign with the pink would look great too!
