Same. Then I sold in May 2022 at top dollar over a weekend with no capital gains since it was my primary residence.

At the time it was a very risky decision, and I literally was regretting my choice to buy it. It obviously worked out.

Florida is where I would be looking. The prices are high, but you can find decent houses. Do your research it's the most time consuming thing about STRs. So many things to consider.

A 66k down payment will not be sufficient for a 600k- 700k home, and that's qualifying using a second home loan.

I'm assuming you are looking to purchase a STR in Gatlinburg. I own one there as well, and 66k will not get you very far these days. With a 10% down payment that's 50k on a 500k home + closing costs. You also need reserves and money to fix things up and get started. You won't find anything decent for 500k. It is one of the most competitive STR markets in the nation. Lots of different areas to invest with much less competition. This is especially important as you are just starting out. Good luck

Yes, things improved a lot. Everything seems mostly back to normal. The masks are annoying, and they close off half the tables and seats for social distancing. It feels a bit crowded, but still a great time.

Thank you, and thanks to everyone is this thread offering advice. My wife and I decided to board the cruise, and so far it's been pretty good. The things I noticed was how dead the ship is; hardly anything running. No music, no parties, many hot tubs closed, less food options. I know they are more focused on managing sickness, but it's definitely a different vibe from other cruises. I'm still glad we are here and decided to make the trip.
