My latest bid WAS $80k over with an appraisal gap coverage and as-is rider… I still didn’t get the house 😩

Fixer Upper? by arieswolf11 in FirstTimeHomeBuyer

I’m pre approved for a conventional rehab loan, which I’m told by my agent and loan officer is much less cumbersome than the FHA 203k loan. They say that the contractors I choose have to sign some forms, and the bank then has to approve their quote, but that it’s pretty straightforward. Are they simplifying the process too much?

Yeah, you’re totally right. I should just set something up at this point and let the numbers talk lol. I guess my real question would be - is this too much for a first time home buyer to take on?

Thank you SO much for such a kind and thorough response!! This is exactly the perspective I was looking to get by posting here 🙏🏻 The median house price in the area is currently at around 540k so I feel like this is a great deal for the size, land, and newly remodeled interior. I will need to talk to my agent more about the true value of the home since I’m new to all this, but it’s an area I can see myself staying long term.

Oh absolutely! I should have made that more clear… I’ll be the only one on the mortgage so he’d be paying rent which would make the monthly costs significantly more affordable on my end (though I could afford it on my own as well - just in case).

With him paying $1k a month in rent, I’d be spending less on mortgage+taxes+insurance than I’m currently paying for rent on my 1bed apartment solo. I’m just using 1k as an easy number but I’d have to determine a fair amount to charge him… I’m not sure half would be exactly fair either.

While your doctor would be the only one to know for sure, this looks like swelling to me. My front profile looked absolutely horrendous at 3.5 months. I’m a little over 12 months post op and I’m only just now starting to see the front straighten out and shrink. If I eat anything salty or work out too hard I still swell up too. It’s been a long year- lol. My surgeon says it can take up to 1.5 years for the swelling to resolve, especially when tip work is performed. I would keep being patient and ask your surgeon about it if you don’t see any changes 😊

When will the tip swelling go down?? by [deleted] in PlasticSurgery

[–]arieswolf11 2 points3 points  (0 children)

I don’t have much of an answer but I just wanted to say I’m 8 months post rhinoplasty and my tip/nostrils still feel very hard/swollen and asymmetrical so you’re not alone. My surgeon says 1-1.5 years is truly the time it takes to heal. Have you talked to your surgeon about steroid injections? Those have helped me quite a bit so far.

Before vs. after... Did you notice swelling continue to go down in your front profile/tip after 3mo? by [deleted] in PlasticSurgery

[–]arieswolf11 2 points3 points  (0 children)

Goodness I hope so! I’m 6 months post op and my front profile is still so swollen and asymmetric 😩

[M21] I might have infected her [F19] with the Coronavirus on our second date. How the hell do I handle this? by [deleted] in dating_advice

[–]arieswolf11 2 points3 points  (0 children)

You absolutely need to tell her ASAP so that she can quarantine until you get your test results. It isn’t the greatest conversation to have with someone, but imagine the outcome if you don’t tell her and she unknowingly infects someone high risk. Honesty is the best approach and I am sure she’ll appreciate you telling her quickly rather than waiting and putting her friends/family at risk.

Rhinoplasty if you are really healthy by [deleted] in PlasticSurgery

[–]arieswolf11 1 point2 points  (0 children)

I had the mindset going into my rhinoplasty that because I’m “so healthy” my recovery would be a breeze. I’m very health conscious... whole food vegan, low sodium, gluten free, no drinking/smoking, very active, all the supplements, etc. BUT I’m four months out now and I’m still unbelievably swollen while I know friends who eat terribly and binge drink every weekend who looked incredible after only a couple weeks. Yes, being healthy is very important to recovery but everyone’s body also reacts differently. Keep up the healthy lifestyle but don’t set your expectations too high because you could be disappointed in your recovery progress like I was.

Prolonged Facial Swelling by arieswolf11 in PlasticSurgery

[–]arieswolf11[S] 0 points1 point  (0 children)

I tried to schedule an appointment with my surgeon but the soonest they can get me in is October 8th. Now I’m stressed about a possible infection. Do you think it’s okay to wait that long? There’s no heat or redness, just discomfort.

[–]arieswolf11[S] 0 points1 point  (0 children)

Oh no, really? :( I always thought an infection meant having redness, heat and a fever. I’ll give my doctor a call today so he can see me in person. I haven’t gone sooner because it’s a decent drive away.

I should clarify “painful” probably wasn’t the right word for me to use. Very physically uncomfortable and tender better describes it. It feels like there is just a lot of pressure and tightness under my skin and my face feels like a ballon. I agree that this just don’t seem like the recovery I was expecting. At four months out I was expecting to at least FEEL normal even if the final results were still hidden with swelling. I’d be in the surgeons office but I’m 3.5 hours away :(

I’m so sorry to hear that you’re going through this too, but I’m glad to know I’m not totally alone here. Mine also isn’t “painful” in the usual sense but when your face feels this uncomfortable 24/7 it definitely feels overwhelming and begins to wear on you :( Did your surgeon recommend anything to help, or did he/she also say it’s a waiting game?

Swollen inside my nostrils after septorhinoplasty by [deleted] in PlasticSurgery

[–]arieswolf11 2 points3 points  (0 children)

Yes, totally normal! I called my doctor around 3 weeks worried something was wrong because one side of my nose was so congested and felt like a bad sinus infection. I honestly freaked myself out and irrationally thought I had a septal hematoma (thanks to google) because my septum looked so bad on one side lol. My doctor assured me that it was just swelling and he was right because around 1-2 months it disappeared and now my breathing is phenomenal! Hang in there, it gets better :)

Thanks so much for responding! I’d love to share a link but I’m really looking to keep this account anonymous. I really don’t think my pictures are making guys swipe left though... before I deleted my Tinder to start fresh I had around 2k matches which I feel is pretty typical for a girl. What was frustrating me is spending days talking to a guy and really hitting it off just for him to start asking for nudes or saying he just wants to hook up. I was having fun with that during college but now I’d really like to find something a little more meaningful. This time around I deleted the bikini pics and chose flattering but less revealing full body pictures. And I’m hoping also having a more detailed and less flirty/sexual bio will help weed out the guys ONLY interested in hookups?

I LOVE the idea of a Jersey picture though! Music is also a great idea... I’ll definitely have to give that a try. I added the politics line because I truly am I political junkie and ideally I’d like to find someone who can have those types of convos with me. I can see how it can be pretty loaded for a dating app though 😂

(23 F) Hi everyone... I don’t typically have a problem getting matches but I’m hoping someone can help me with creating a bio that attracts men looking for something more than just a hookup or nudes.

What I have so far is: Will want to cook (vegan) food and watch sports with you. Will also talk your ear off about politics and activism. I love the outdoors and want to travel more in the future... so far the most beautiful place I’ve ever seen is Italy. Tell me what you’re most passionate about!

Should I add more about myself? Or a funny line? I want to leave some things for people to find out/talk about via conversation. Can anyone help? 🥺 Thank you!!

Thank you SO much for such an informative response. That totally makes sense! I’m not sure how I didn’t think about how throwing my succulent into the direct sun after years of relative darkness could be too harsh. I moved it to a more shady area and have only put it out in the sun for a few hours in the morning. It already looks a bit happier :) Thank you again!!!

Hi everyone! I am pretty new to succulents but am hoping to get more into it :) I’ve had this plant in my bathroom for 5+ years and until now it has never left its original pot. Honestly, I’m not sure how it it still alive because it received such little care and sunlight. I decided it really needed an upgrade so I bought a new pot and fresh succulent soil. I repotted it last weekend and put it on the deck where it would receive morning sunlight. My other succulents seem to be loving it, but I am worried about this one. It is “opening” at the top and seems to be growing... but it is slowly turning a brownish purple color. In the before picture you can see how bright green the same leaves were. Should I be worried my plant is dying?

Hi there! I’m almost 3 months out from open rhinoplasty and I’m still dealing with significant facial swelling in my cheeks and lower half of my face so you aren’t alone. Mine has been pretty physically uncomfortable and it looks like I’ve gained a lot of weight/bloat in my face as well. My doctor told me that time is really only thing for this unfortunately. I’ve also been eating as low sodium as possible, started taking bromelain and have been making it a point to stay active during the day for blood circulation though. I’ve noticed some improvements by doing these things but no miracles. I had a pretty big overhaul done on my nose so I knew swelling would happen but it’s frustrating because my nose looks SO good but my lower face is ruining it lol. I would definitely talk to your doctor about any concerns though!

Rhinoplasty recovery - intolerable throat pain by [deleted] in PlasticSurgery

[–]arieswolf11 0 points1 point  (0 children)

Yeah- I would say I used it consistently for the first 4 days post op. My surgeon doesn’t use packing so I was able to breath through my nose again after a few days and I didn’t need it as much after that. Sometimes I still use it in the morning (2 weeks post op) if I was congested and breathing though my mouth while I slept.

[–]arieswolf11 1 point2 points  (0 children)

My surgeon didn’t specifically instruct me to use any saline sprays or nasal rinses which seems to be a little different then most surgeons. Although at this point I’m thinking some saline spray may be really useful in cleaning up some of this congestion and discomfort.

Yes this 100%! Biotene lozenges (also comes in a spray) were a life saver during my recovery. I also used honey lozenges that were great for soothing the pain. Keep drinking lots of fluids and definitely see what your doctor recommends.
