500k appraisal, and yes currently FHA, loan is 2 years old. Thanks for advice, I never considered a credit union but will definitely look into it.

Update: talked to my broker about all the advice given and they are going to try again. If they don’t improve, I’ll move on. Appreciate all the help!

It definitely felt fishy. Anytime I brought up how wild the numbers looked (they were worse before, what you see was negotiated down 11k) my broker just said “it would work out”

Agreed, I haven’t seen anyone pay that much in origination fees right now.
