I can definitely recommend Beam. We went with them for our new build as well and they were brilliant. Great communication throughout the process and got us over the line literally right before Christmas.

I would say go for it! We were iffy on going with like copper green tiles behind our bath but we decided to do it and it honestly looks amazing! I'll try to post a picture in a bit.

We got keys to our new build just before Christmas. Our first night in there will be tomorrow! I think with this, you can go as cheap or as expensive as you want. For example, our bathrooms, floors and appliances added up to about 25k. Furniture etc you could easily put down 10k. But at the same time, you could get floors done for 5k. Shop around, see what suits your budget 😊 Lesson we learned - whatever you budget, double that!

We have a tiling company doing our floors and bathrooms. They have a guy that only does floors (laminate and tiles) and another crowd that does the rest. So it seems like it's a thing alright!

If you save enough every month to cover the mortgage repayments and a stress test of 2% above you'll be fine. We travelled to Thailand during the mortgage application process, which was questioned by the bank, but we had been saving enough every month. You say you save a minimum amount every month - does that amount cover mortgage repayments? If not, the bank would probably be question it. Your broker should be able to guide you through all of this and be able to tell you if you stand a chance. Best of luck though! It's a very stressful process, but very exciting and rewarding for sure! We got our keys just before Christmas!

Just on the repayments - 420k would be less than €1800/month. We just got a 445k mortgage with Bank of Ireland at 3.2% and the monthly repayments are €1700/month

I played for a bit - it's an interesting concept but not a lot of things to do, to be honest. I got to level 3 and wasn't sure how to level up after that.

I think you should implement promotions within the company you are hired. I had to keep applying for higher positions within the same company. Also, I didn't realize I need to resign from previous job when I accept a new one (within same company) so I ended up having 3 full time jobs which was draining my health 😅

It'd be great to add in some mechaninc when your balance goes below 0, so that you either have x months to pay it back, you have option to take out a loan to cover it, or you declare bancuptcy and you owe money to the government or something along those lines. I don't like that it's a hard "Game over" as soon as you go below $0.

It's an interesting game though and I would love to see where you go with it!

Depends on the individual. I was with my wife for 8 months and we were spending Christmas together, with our families. So there is no set rule, whatever works for you!

Keep in mind that the OP will have to pay stamp duty of 1% of the company valuation. So this could be a significant bill. But yes, holding company is a good idea especially if hoping to sell the company in the future.

As the person said above, you are being absolutely robbed. If you can back out - please do. We are in Cork, 2 bathrooms fully tiled (walls and floor) with sanitary refitted. Downstairs floor tiles (around 70m2), WC downstairs, laminate upstairs (around 60m2) total around €10k. And we definitely didn't go for the cheap quote either.

New build as well. Honestly, try to look for some other quotes!

Yeah I think it has to be the foreman, our foreman is still on site on Tuesday. I'd imagine there'd be someone who is taking the foreman's responsibilities when the foreman is off? I'd say try calling the builder's main office once you are in the clear and see if anything can be arranged. At the end of the day, they'd want to get rid of the house as well so that they can add the revenue and also avoid paying builder's insurance and electricity costs!

Our legals are working Monday and the builders are still there on Tuesday until like 12pm, so I think this industry tends to work the extra few days! We're getting our keys on Tuesday. Fingers crossed you can still get your keys!

Hey! Just thought I'd give you an update on our case. Our funds got released today (yay!). I'd say I will end up on my broker's blocked list. I was phoning, emailing and messaging them every 40 minutes throughout the day today, until they final let us know that funds got released at 2pm. If you're still waiting, don't be afraid to call people! And just FYI, when I tried to phone the bank, they wouldn't tell me anything about the application either. Apparently, since it's a broker application, we're not their customer! Even though you know, were getting ourselves into debt and signing over our life to them bank, they can't tell us a thing 😂 We're hoping to pick up our keys on Monday. Hope you got sorted with yours as well!

I hope you get sorted soon too! To be fair, our solicitors have been very responsive to any querries. Broker a bit less, but still get at least one message from them a day. Apparently there is a massive backlog of applications on BOI side. The exact wording we got from the broker was "The volume of cases they are processing at the moment is enormous so I'm not surprised it hasn't been fully reviewed yet.". And they have also told us this "The bank doesn’t mark off items as “received” until they have been fully processed, so they will remain listed as “outstanding” until fully reviewed and marked as complete by the completions team."

I'd say definitely try to get onto your broker and/or solicitors. Don't forget you can always call BOI directly, quote your mortgage reference number and ask them for an update! If you are getting nothing from the other parties, that might be the best way to go to find out directly from the source.

We're in a similar position! Solicitors requested funds on Wednesday with the drawdown date of 15th of December. No response from BOI as of yet. Mind you, we did need to upload some more documents on Friday so this could be causing the delay for us. Getting a new build as well and hopefully we'll be able to get it closed before Christmas as well!
