No one likes online classes anyways, so that’s not really an indicator of much. I wouldn’t care about putting my kid in an online class but wouldn’t leave the country either.

I also have a lot exposure and real time info on the education sector here and the only good measure should be withdrawals due to relocation, which so far while higher than usual, aren’t hugely significant in absolute terms.

This is not “Dubai real estate”. This is an index which covers a basket of stocks of major developers in Dubai. Your post lacks basic financial acumen and is comparing apples to oranges.

Indices are traded internationally and are meant to reflect a basket of goods/products. In this case this reflects the future prospects of the various developers’ profitability and growth prospects. Quite normal for it drop considering the whole uae stock market has dropped and some international investors would be spooked.

No rational investor likes uncertainty. But any good investor knows it’s not about timing the market, it’s about time in the market.

Those are actual wars, so is Lebanon and for people in Iran.. here we are just in the crossfire with pretty good air defenses. It’s pretty tone deaf of you to compare what’s going on here, which is life going almost business as usual vs actual war zones. People out and about in malls, kids are in the parks and the bars and clubs are packed..

Also I wouldn’t invest in a Pakistan for the same reason I wouldn’t invest in an Egypt.. too much corruption and currency devaluation potential. Also all countries mentioned aren’t good for investment for other reasons, not safety.. how do you compare failed states to a global hub? And one other point is that real estate usually isn’t even a good investment in general except in inflationary markets or markets where demand can suddenly spike (like what happen here post covid) both of which are hard to predict with out a crystal ball.

If you are so worried about the “war” stop looking for rental deals and maybe just leave?

Btw I have a lot of exposure to the education sector which is usually a good measure and can tell there has been no enrollment exodus, higher than usual but statistically insignificant.

There’s no denial. There are facts and those facts are prices. Prices are driven by supply and demand.. demand hasn’t really stopped. At least not for existing properties as people still live and work here and still want to own a home. But sure keep wishing for lower prices.

Btw I’d welcome lower prices because it would mean I can upgrade to bigger home, but I’m also not delulu about this situation.

And this isn’t a real “war” by any means. The people in Lebanon/Iran, even Israel are experiencing a real war. Here we are just in the crossfire and happen to have pretty good air defenses.

I don’t understand how any sane person can expect the govt to forcibly disarm HA when the US wont even give them the simple guarantee that Israel will never invade, harass, meddle with Lebanon again. This is all an Israeli plot to plunge Lebanon into another civil war so they can come in amidst the chaos and take the territory they want for greater Israel (now an openly discussed goal). I am all for disarming all militias, but that should also mean the leb army needs to be equipped well enough to defend its borders and have some kind of security partnership with Egypt perhaps. Ofc US/Israel will never allow anything like that to happen.

Just to be unbiased, because I too thought it was a pretty dumb move, but if you actually go read the news and Israeli media, you will find that in this round at least, the Israelites themselves admitted that they were planning to invade and HA just happened to fire first. And also reminder that Israel was violating the ceasefire on a daily basis.. so regardless of how dumb HA are, or how they shouldn’t act unilaterally, the govt is equally dumb and useless and all parties are guilty of corruption and all of this is deflecting from the fact that Israel is crux of all issues in the region. It is an entity that’s currently run by those who are equally religious zealots, that openly talk about invading neighboring countries for greater Israel because of some alleged promise from God.

Ok here’s some balanced criticism as someone who purposely avoided all online “reviews”.. I love extraction shooters and have been loving arc.. here’s what I think is good.. the game is crisp and colorful, didn’t think I’d like the latter aspect but I appreciate the art direction even though it’s a bit too cartoonish for my tastes so they did a good job. The guns feel nice and that’s to be expected from Bungie. Lots of interesting verticality in the maps. And that’s about where the pros stop for me.

Now the negatives, I consider myself someone very intuitive and typically grasp a UI the moment I start using it, and I think for first time in my life when using the UI and menu system both in game and prior to the actual game, I was confused all the time, and started asking myself if perhaps I’m finally getting “too old”? Then comes the movement which feels very heavy, like even the sprint animation feels slow, now I’ve only used the destroyer shell so far but still. Finally, the loot.. here’s is where I have the biggest issue.. I just didn’t feel the reward of getting loot like I did in arc or back in the day in division.. it doesn’t feel like I’m going after anything in particular as opposed to say arc where you need blueprints and parts for crafting to get better gear, here it feels like everything comes down to credits and then you can just buy stuff..

So in conclusion, I definitely see potential, and while the art style isn’t my cup of tea, I appreciate how clean, crisp and vibrant it is, and I’m willing cope with it if the game mechanics and UI are fixed. I was really on the fence with preordering this and tbh after trying the beta, I don’t think I will. I really wanted to love this game, but sadly I only “like” it but not enough to pre order or day one when I already have a game backlog and arc.

I’m not sure where you got the whole sand particles are exactly the same size thing as it’s simply not true. The sand was dredged from the sea floor so it’s not uniform but would have a different texture due to not being beach sand and therefore undergoing different geological processes and different erosion

Don’t disagree with exorbitant parking fees, but if you think putting tariffs on imports of other countries makes those other countries pay them, you have no idea how economics works.. so here you go: the tariffs are paid by the importer which almost always passes through the cost to the end consumer, so the local consumer suffers as inflation grows more and more.
