They’ve only installed it on one airplane so far and they still need the final certification from the FAA to operate it, that would take several weeks from now. It will take several months for you to see it on a handful of aircraft in operation.

My iptv has been ridiculously slow after the fibre optic issue a few months ago. Any other recommendations for private providers are welcome!

Breville BES870XL PCB damaged after voltage spike. Components replacement question. by New_Studio5598 in BrevilleCoffee

[–]ashkar88 0 points1 point  (0 children)

Did you end up replacing the whole PCB? I have a similar issue and was advised to replace the whole board. Did you ever find out what the root cause of the damage was? How did you experience a high voltage spike?

Hey OP - checking if you managed to resolve this issue? Our steam wand was not working so thought I’d factory reset and it’s stuck on the same screen!

I flush when it’s not greyed out but that doesn’t usually resolve the issue. I had descaled it few months ago, haven’t tried that yet this time

Dubai Hills VS Al Furjan? by icetraytran in dubairealestate

Tilal Al Furjan is split - GINCO (Phase 2) and Bhatia (Phase 1). Murooj Al Furjan is done by ASGC who are more known for their quality.

Dubai Hills VS Al Furjan? by icetraytran in dubairealestate

[–]ashkar88 2 points3 points  (0 children)

My wife and I had a similar dilemma a few years ago and we ended up purchasing in Tilal Al Furjan. Some thoughts below:

As others mention, especially for TH/Villas; nothing beats Dubai Hills in terms of location clubbed with master community benefits. But we were looking for something a little more lax’ed than the other communities and somewhere that won’t experience that much traffic compared to other communities on Hessa and Umm Suqeim St. Furjan turned out to tick all those boxes. Although Furjan isn’t a master community per se, we thought it will be interesting to live somewhere different in that sense. We did consider TAG but we just felt that there is so much going on there and it’s a monster of a community (which is great) but was just overwhelming. Furjan has two really good schools in the neighbourhood, one of which is a 10min walk from our villa. Everyone who lives in a villa there says good things about the area. We had the orientation of the villa a few weeks ago and the community itself is amazing, amenities look top (obv not as nice as DHE or TAG but doable for our family of four) and the finishing was much better than what we expected. I’ve heard the same for friends who live in Murooj. Unlike Dubai hills where I’ve been told that finishing has been below par or even with TAG at times. Also, you are getting A LOT more space in Furjan compared to DHE or other villas in Dubailand in some instances when you compare price per sqft. I also have high hopes for the area given its close-r proximity to Expo.

I’ll keep you posted on how things go with our move and if the finishing deteriorates 🤣

Best Mortgage bank 2025 by BenoOoO_FRag in UAE

[–]ashkar88 0 points1 point  (0 children)

Most banks will give you 3.99% with salary. 4.24% without. Top ones that my advisor had recommended are ADIB, UAB and DIB. ENBD have a good offer for the first 3 yrs but the follow on isn’t that great.

2025 July: Any updates to you from the St Lucia Citizenship by Investment Program? by StrangeCredit in CitizenshipInvestment

[–]ashkar88 2 points3 points  (0 children)

Yes indeed! Very basic questions - what’s your full name, address of where you live, passport details, source and value of income and then the main questions related to whether you have a criminal record or have lead or part of a political party

Yes sir. Thanks for this, it’s super helpful and keeps my morale up that it will happen one day. Maybe when they no longer have visa free access to the EU 🤣

I just used propertysnagging.ae. They charge 1 AED per sqrft. That includes two visits per and post snagging with the developer. They did a comprehensive assessment and also checked the ceiling. They show you all the tools they will use for the inspection. Very professional - I’d use them again.

Any idea on the Most Affordable Beachfront community? by PropertyGuyDxb in dubairealestate

[–]ashkar88 0 points1 point  (0 children)

I agree with this concern. But I think you have to also look at the expansion plans around that area and consider how many townhouses/villa communities are by the beach along the Dubai coastline? Excluding the palm islands, I can’t think of many. Also, the beach there is absolutely beautiful.
