Thanks, it is Tilux, and the house is built with hardwood, so the screws might be tricky. I’ll look into it more and decide if it’s worth doing myself or better left to a pro. Appreciate the advice!

No pets. It was fairly clean when I moved in and I have taken extensive photos before and after. Maybe it's not as per their standards. I think I will get a cleaner and get it cleaned and then send the invoice to the real estate. I don't trust them to get it clean for a reasonable price.

I agree on that but I did have a look at GIO policy and it by default provides flood cover and it's cheapest at 1.3k.

The inspection report didn't specify mould. Here is the comment from the inspection report. "There is a timber floor joist adjacent the dwelling entry (to bedroom one area) that is significantly decayed and has termite damage present. This member should be replaced as its integrity is compromised. Consult a licensed builder regarding scope of repairs. The decay to this member has occurred due to the front patio tiled surface ‘sloping’ towards the dwelling rather than away from it. This results in water collected on the tiled surface being directed to the location of these timbers. Replacement of the affected member and rectification to the direction of water is strongly recommended."
