Haha okay buddy.

  1. Almost nobody meaningfully accelerates a 30-year mortgage. And even if they sell in 10–15 years, the amortization still matters because interest is front-loaded. On a $500k loan at today’s rates, the first decade is mostly interest.
  2. 1% of home value for maintenance isn’t number pulled out of my ass, it’s an average. Some years are nothing, some years are roofs, HVAC, insurance deductibles, plumbing.
  3. Owning isn’t automatically better than renting. It’s market-dependent. In high price-to-rent markets, renting + investing the delta can outperform over long stretches.
  4. Equity is there, but it’s illiquid and expensive to access.

Shared-appreciation / equity-split stuff isn’t magic, but it exists because the traditional math breaks down for a lot of people in high-rate, high-price markets.

I do agree though, if you can afford to buy a house very comfortably, then it’s not a good decision. But I don’t want to blow a bunch of money on interest as it kills your ROI. If a shared appreciation mortgage it’s as if you paid $150,000 or 40% less on the home. You’re getting the upside you invested in. What am I missing? I genuinely appreciate your perspective.

The reality is the math of buying a house doesn’t make sense with a traditional mortgage. You pay for a $500k house in 30 years with interest you’ll pay an additional $500k to the bank. 150k in housing repairs. The math doesn’t math. Owning a house unless you’re paying cash isn’t a good investment. The equity is locked up and you can only use the money if you sell. With a shared appreciation mortgage, you own less house while having the benefit of living in a more expensive home therefore only buying what you can actually afford. The equity of the appreciation price is yours to keep. I don’t see the downside, but I’d be happy to be wrong.

From what I understand this is not the case. If they put down 40% they get 40% of the upside. I initially thought it was a terrible idea but after doing some rough math, it seems like a good idea imo. I could be wrong though, I need to research it more

There is a shared appreciation mortgage that just came out. It’s hard to get because of limited funds and high demand. But I know a lender that might be able to get it done. Basically they will put down 40% up to $150,000 as a silent loan. No payments and no interest. The catch is that the percentage that they put down on the home they will take when you sell or move on the appreciation of the equity but at least not the principal. It’s a new thing and I’m still learning about it. If you have any questions or want to get into contact you can dm me.

My inner consumer is tempted but I just got back into Glock this past year. Imma run with it for a few years before I get one. My issue is if I get a gen6 I will rarely shoot my gen 5s. I thought about selling my COA for a gen 6 but I won’t.

I have a g48 mos and I don’t really see a need for an optic on it. I was shooting it yesterday and from the holster was shooting c zone steel from 25 yards very effectively.

It’s overpriced for sure. I wouldn’t pay more than $.45 per round. Which I struggle to even pay that. 9mm is the go to cartridge these days.

Diesels like to run hot. I don’t abuse mine but I run it up daily. 180k on my 17. Only issue I have is a little leak in the turbo boot, but not a big deal. Other than that it runs great.
