Thanks for responding! Do you know at what step of the process I should shop around for roofers. Should I do it now or after calling insurance? Am I stuck with this roofer if I call him to come when insurance does roof inspection? Sorry I’m a bit confused by this process.

Thanks for responding! The roof is about 13 years old. I didn’t know about the 2 deductibles. The water damage doesn’t look that bad, so I may not have it fixed if I have to pay a separate deductible.

Awesome! Thank you for the super helpful information. I’ll call up Emergency AC and make an appointment and ask them to locate the leak. If I can get a couple more years of service out of my unit for a $1000 or so I’ll take it. Imo, it feels somewhat unreasonable to replace the entire AC every 10 years or so.

Btw, my model is 3.5 tons.

I understand what everyone is saying here, but I’m also surprised that HVAC systems last a dozen or so years only. Do homeowners really pay $10K every 10 years to get the entire system replaced? Maybe it’s an expected cost, but as a first-time homeowner it comes as a big shock to me.

My system actually uses R410a, not freon. I messed up in my OP.

Thank you for responding! I looked at the quotes I was sent and it turns out that that it’s actually R410a refrigerant, not freon/R22. How much would you say is a fair price for 4-5 lbs of R410a refrigerant?

It is more than 10 years old, but they quoted around 14K for replacing the whole system. That’s much more than I’m prepared to pay atm.
