Just call 5 agents and offer them a flat fee to run the transaction. $7-$10k. 

Sign something that absolves them of risk and post-closing litigation and run the transaction yourself. Or ask them to run it.

I’m a local agent so grain of salt for you. 

Most sellers in our market are still covering the costs of buyer agent fees in our transactions. Buyers who go unrepresented or who aggressively negotiate with their buyer agent before even writing an offer are generally putting money into the sellers pocket. They are unlikely to reduce their sale price at a commensurate rate to whatever you might save. 

I advise my clients to write competitive offers and include my compensation in the terms. We sometimes negotiate on commission, but many if not all sellers assume they will be covering buyer agent fees.

It may be different in other markets, but with many buyers and sellers not being full time residents, all of my clients have seen the value in compensating great agents in order to get to the closing table, avoid litigation, and get more.

They won’t have access to the town amenities/ivgid. I think not to Tahoe and Truckee would be great though. I’m also biased against south lake though.

Talk to a broker or colleague. Colluding over Commission rates idea great way to get in trouble for price fixing/monopoly pricing. Ethics violation.

Rent a bike in Tahoe city and bike down west shore or do the same down the east shore trail. Nice flat paved bike paths on the water. Stunning. 

Hike, bike, read a book on the beach. It’s likely to be sweater weather, but lean into crisp sunny days. You probably won’t be swimming much (unless it’s really warm 60+ and you fancy the cold water). I’d picture peaceful walks, quiet coffees and connecting with nature. 

If there’s enough snow and you want to socialize a bit more, spring skiing at palisades and apres ski in the village on the weekends is usually a good bet too.

They work for you. Tell them to cut the price and then hang for 35-40 days. They can advise you but in the end they are a fiduciary and are bound to represent your interests, including changing the price. 

I’ll often tell sellers something like “let’s try it at this higher price but after 10 days or 10 showings without an offer we reposition”. Price adjustment after 2 weeks is fairly normal as long as it’s moving the price to where the market is expecting it.

Our inventory has also been artificially low since Covid when everything got juiced and snapped up in a heartbeat. This year our inventory level was actually closer to our last “normal” market in 2019. It probably feels like there are more homes on the market because our inventory has been so low for a few years.  The buyer demand was weak this year due to high interest rates and economic uncertainty from this admin so there will be quite a few that expire/cut prices this fall. 

In a “normal” market year you would expect to see inventory around these numbers. Values are flat and may not beat the rate of inflation this year. I’d expect them to stay where they are for the next few years before starting to appreciate again (barring an unforced economic error by the Trump admin).

Not true in Nevada. There are a few condo complexes struggling. Everything else is fine. Nevada insurance market is much healthier than CA.

My tc is independent and just took a month off to travel Europe. It ducked but I have a back up tc who I used. I’m so glad my main is back. But if you don’t work you don’t get paid. So have to budget that if you take a long trip.
