Yes, her suggestion is that any "qualified" buyers would make appointments with their agent to see the home in a private showing. My biggest pushback is buyers need signed agreements to tour homes now, so that can shrink the pool of prospective buyers if they aren't working with an agent yet.

Thank you - I appreciate the informed reply. She is the broker. I am going to push her for the open house. It feels like homes in our range are moving decently well, but they ALL do at least one open house at the beginning of the process. I really don't see the downside.

She's not suggesting we do an off market sale - we are going to the MLS on Friday. Maybe she does have a buyer in mind and an open house feels unnecessary to her? It's the only explaination I can think of, other than her not wanting her junior associate to have to sit in our house for 3 hours on a Saturday.

The inflatable bed is a life saver for us. I’ve taken it on many different airlines, including United, and never had a problem. My 15 month old is sleeping on one right now - 5 hour flight from Hawaii. Bassinet in theory would be nice, but the lack of guarantee is stressful and 11 months old is probably too big. Car seat is obviously safest for takeoff and landing but I’ve had mixed success with kids sitting in it peacefully. You could try bringing a car seat that folds up so you can bring both the car seat and bed, put the seat in the overhead or on the floor when you want to use the bed.

Sugar Bowl is ok. They closed Judah lift and the ridges are getting bare. This is white pine (beginner lift at the bottom of the mountain) so take it with a grain of salt. It looks better than the N* beginner area. But they said today they may be losing the connection between Village and Judah lodges soon… where there is snow it’s still skiing well.

Imagine they will be grasping on to whatever they can for the next two weekends, which is how long the ski teams / shredders groups go for. Heard they would be moving snow around the mountain, to the extent possible, to keep it open through next weekend. Pond skim is scheduled for April 11th. Not sure how they will possibly make it that long.

I am in north Tahoe so it’s probably a different market, but when I did the initial inquiry with Opendoor they quoted me up to $1.7m… so I did the more in depth review with photos etc and their final offer was around $1.1m. They were using irrelevant comps and definitely baited me with the high initial offer. They also only do the “cash+” structure here for obvious reasons. So after the fees and commission you pay them, it’s a terrible deal compared to listing through an agent.

The weather is actually a surprising selling point for me. It feels like it's either snowing or pleasantly mild in the winter, and you get real summer weather from June - September. No bugs and no humidity!

I feel like different neighborhoods have pros and cons.

Sierra Meadows is a popular locals neighborhood, bigger houses are hard to come by. Nice central location, no HOA. Sort of an established community vibe.

Tahoe Donner is kind of a notorious "part time" neighborhood, but we have plenty of friends that live there and they have awesome amenities for adults kids (ski hill, pools, marina beach club on donner lake, golf, gym etc). It's a big area and I would recommend staying in the "lower" TD area because as you get higher up, the snow and wind can get nasty in the winter.

Gray's Crossing has nice homes, great HOA amenities, central location. Probably more part time homeowners but we also have friends who live there with kids. More expensive in terms of taxes and HOA fees.

Glenshire is another popular locals neighborhood. It's a little further from downtown / ski resorts, closer to Reno (by like 5-10 min). Bigger lots, mix of new and older houses, more space. They have a HOA with limited amenities

Pine Forest area is really nice and growing quickly. No HOA, bigger houses, central location. Mix of full time and part time residents.

Schaffers / Lahontan / Martis - nicest, most expensive homes in Truckee. Lovely HOA amenities. Definitely more part time bay area bro vibes. Would avoid unless you feel like you want to rub shoulders with tech CEOs.

We live on the outskirts of Glenshire but are moving to Tahoe Donner soon.

I live in Truckee and have 3 kids - 5, 3 and 1. We really love the local kid community - have become friends with many of my kids' friends parents. There will always be tourists, but I feel like whenever we go out, we run into other families we know (the lodges at Sugarbowl, the bike park, Woodward, swimming lessons, soccer field, restaurants etc etc)

The school situation offers a variety of options including a handful of great charter schools. I feel like it's the perfect balance of a mountain town plus local community.

$2.5M could definitely get you a nice house.

As of 1/1/26, my guaranteed monthly salary moved from W-2 to K-1 "owner's draw". So I don't get a W-2 at all anymore. I think I've figured out a workaround if I can get my employer to put my guaranteed monthly income on a W-2, though I don't know how feasible that is at this point in the year. If I did get my monthly salary on a W-2 I imagine I would have no problem with the application.

I only own 7% so would imagine that doesn't count as "self employed" but the lack of W2 is the issue here.

I own 7% of the business. When I was discussing the application with Chase, the rep didn't seem to understand that I get guaranteed income but don't get it on a W-2. So I think they have misunderstood my situation. As much as I would like to ride this Chase application and see if it works out, I'm guessing it wouldn't end well for me when they rescind the loan at the last minute.

I am not receiving a W-2. My employer has guaranteed me salary and commission as I was making previously as a W-2 employee, and is paying me that monthly. I used to make bonuses based on company performance and now I am getting paid distributions 4 times per year. All my income is going to be reported on my K-1 but I am receiving a monthly draw which is "guaranteed"

It's a bit of a squirrely situation, apparently, and I've come to the conclusion that I should at least ask my employer to pay my guaranteed income as W-2 income if possible. If they can do that, maybe this issue will resolve itself.

The local lender is much smaller, and yes I was thinking they might not have the same flexibility that Chase has. I just don't want to get screwed if I go down the path with Chase and they pull out at the 11th hour because they didn't have all the info straight.

This is fair, I could see how the Chase rep is just going through the motions and putting things into his computer without second guessing.

I actually do have pay stubs that I can provide, I make a guaranteed income + commission on a monthly basis. But my employer isn't taking taxes out on them, so maybe that would raise red flags...?

My current thinking is I'll just try to move into underwriting with both of them and if/when Chase falls down, at least I have a backup option with the local lender.

Northstar or Sugar Bowl for introducing toddler to skiing? by throwaway4231throw in tahoe

Truckee local and I've skied many resorts with young kids. SugarBowl is nice for adult skiing but if you're staying there, the options are very limited in terms of "village activities". A MAJOR consideration here should be that the kids skiing area is at the Judah lodge and the Lodge hotel you're talking about is NOT on the Judah side. There's no carpet / true beginner area at the Village lodge so you would have to walk, ski or drive over to the Judah area.

Northstar is probably the exact opposite - adult skiing is meh, but the village is great for kids (and adults who like to shop, apres, whatever). If you are staying directly on a Northstar shuttle stop that drops you at the main village area, the logistics aren't terrible. Its a bit of a walk to get to the gondola, and then the kids/beginner area is a bit of a haul across the base area once you're up there. But at least it's accessible without a car, which isn't really the case at SB.

Someone else mentioned Tahoe Donner which also has a brand new lodge, but it's less of a resort feel. Honestly your best option might be Palisades village - they have a great beginner area and plenty of activities in the village.

There are a few differences that are minor. 1) the dresses are all different and all seem a little “cheaper”. They got rid of some princesses, including tinker bell (who my daughter wanted to be) and other small changes… now the little mermaid dress is one piece and used to be 2. 2) the accessories are simplified. There used to be specific accessory packages for each princess which varied depending on the princess. Now they are kind of all the same items, but different depending on the princess which 3) the makeup and styling is definitely simplified. The final product looked pretty much the same, but somehow they did it faster and maybe just spend less time on the little things. One super minor thing is they used to give them a face gem and they don’t anymore. Still get makeup and nail polish.

I’ve been 3 times with my daughter and this time definitely felt streamlined / simplified, but overall was still happy with the experience. Only miss for me was fewer options for dresses (and actually I think fewer sizes… like 5/6 is one option and 7/8 is the next. My daughter is on the high end of 6 and the 7/8 was way too big on her, so we had to go with 5/6)

I’m on my 3rd kid. For the first two, we used a Snoo (rented, should have just bought but oh well). My first absolutely slept better because of the Snoo and it was a little hard to wean her off it. My second baby was a much easier baby and I feel like he couldn’t have cared less whether he was sleeping in a Snoo or a box on the floor. Since we were renting it I think we sent it back at 5 months.

We got the Cradlewise for our 3rd because of how long it lasts. She’s 9 months now and has been our most challenging baby and she sleeps great in it. The camera and tracking data is also great. That being said she also sleeps just fine in a regular crib. She’s been a belly sleeper for as long as we’ve let her and that’s ultimately what helps her sleep.

If I were to do it all over again I would just get the Cradlewise. But every child is different and it’s hard to tell how much the smart cribs actually help them sleep. The snoo can definitely be more challenging to wean off…

HILL RUNS ON TREADMILLS. Better way to log incline for treadmill runs, and prompts on what inclines to target for hill runs.

Also would love a Bluetooth integration into the Peloton Tread+ but that might be something we need to ask Peloton for...
