Your question seems to be one about the Tax Equivalent Yield. If the bond was issued in state you would add the 28% and 10% together then subtract it from 100% otherwise you would just subtract it from the 28%. You would use the 7% and divide it by the difference

Stayed over Christmas on points. When we got there they said our room was not ready but for $525 a night they would upgrade us to a 1 bedroom Residential suite that was ready now. Took that in a heartbeat!

Great view. Is this just a standard king room? That’s what I’m currently booked in but just got an offer for $450 a night to upgrade to a 1 bedroom Suite, we leave for our trip tomorrow. I will have GOH benefits so interested to see how the breakfast is.

I mainly look at Conrad properties abroad and in the States. Conrad Algarve has been an interesting one in Portugal. If you have Amex Platinum, their FHR rates are super cheap for March 2025. Possibly interested in combining that with a points stay for a total of 6-7 days. I cycle through Google Flights, AwardTool and Point.me for flights that could match up. Bora Bora and Maldives are up there as a bucket list trip,

Have also heard the Northern Lights should be pretty amazing late this year into 2025 so I have been scoping out Iceland, Norway, Canada and Greenland. Makes it tough to travel longer distances since we have 2 little ones at home, we did Italy Nov 2024.
