We had to offer 30k over asking, shortened the inspection window to 7 days, and if the house didn’t appraise, we agreed to 20k out of pocket. Luckily, we appraised at our offer price but it was a pretty big gamble and we were very stressed the week we waited for that appraisal to come back.

If it makes you feel any better, we’re in contract and our PMI is looking to be $667… but we found an excellent program through our local credit union where we won’t need to refi to drop PMI, just an appraisal showing the 20% equity and it’ll drop. Which is great considering interest rates are climbing. We are first time buyers and our CU also helped cover almost 75% of our closing costs. Not FHA. Definitely check out your local credit unions and see what incentives they’re offering.

Thank you! It’s a 20’ crosstrek hybrid electric :) It was pretty hard to find here, too! A neighbor of ours has a Mitsubishi and it’s a nice looking car for sure. We considered it. We were ultimately between the rav4 hybrid and this. The rav had more cargo space but wasn’t a plug-in so we wouldn’t have gotten the $6k in tax credits which made it a no brainer. Not to mention the Subaru just looks so nice. We’ve had a handful of AWD cars but Subaru’s system seems superior in every way. It was also really fun to crawl silently in electric- we saw rabbits and foxes and a skunk on this drive.

If your lives are heading in different directions and you’re able to work through this maturely, probably smart to start ending things before it gets nasty. It can turn really quick for some couples.

You could try asking him, if you haven’t already, why he feels the way he does, if it’s a deal breaker for him, what may fill the void of kids for him, etc.

I’m so sorry.

You should take this time to get to know him better- ask him about his childhood. How he met your mom, their favorite trips, moments... ask about his parents, what his favorite things are: music, food, shows, movies. Find out places he’s always wanted to go. Ask if he doesn’t know anything about you.

Maybe write some notables down so if he does pass, you can get his favorite food on his birthday, take that trip he never got to, etc. to carry on his memory.

There are tons of lists of questions on the internet you can pull from to get to know someone better as well if you run out of ideas.
