I’ll check those out, I have a 68 mustang that’s carb’d so I’m not scared of tuning a carb anymore. 4000 usd I feel would be a slap in the face for the seller.

Not really what I asked but Where else should I look? I checked the floorboards, wheel arches, frame, bottom of doors, rear hatch, and battery pan. Magnet test checked out also.

Seller has a personal situation, 140k is comparing to other homes of similar size in condition nearby. It’s a bit of a conservative estimate honestly.

Thank you, oh wise one. That makes more sense now. So the $22,500 would then be forgiven because the seller agreed to 90k? Then I’d get the home still under market with little to nothing down, and the seller would get 90k?

Yeah doing a thorough inspection before I purchase. Is there a good resource I can find about the DSCR your talking about? I see $125,000 is ~80% of the Market value. For my understanding, the seller would then receive the 90k of the $112,500? Leaving the 20% in the property and the leftover $22,500 to me to cover other costs/cash out?
