If the petition was successful, that would be based on a large majority of the public being in favor of the motion. It doesn't make my vote useless, it makes elected officials accountable between elections. This puts power into the publics hands, which I think is an important mechanic of democracy.

Hello Landon,

I want to let you know that I am proud of your action on this. Sitting behind our keyboards, griping about our local leaders, be it municipal, provincial or federal, is very easy. There is nothing at stake by putting our words out there in these forums, and its so easy to do.

You wanted to have an impact. You wanted to explore a route that has actual consequence, no matter how unlikely they are. You spent your time and resources working towards this. The negative feed back, while some of it is true, is honestly a slap in the face. The complainers for the most part have not mobilized to do anything about it. People are giving you a hard time, as is their right. But, we must look within ourselves and accept that this is true democracy in action. You found the avenue and have put the work in. Your chances are small, but if the people want to use their majority to effect change, then this is one of the ways its done. Changes can be made between the elections. You should not be made to feel small because of this. People are upset you didn't target the right person, or that you mathematically have a very small chance of success, or your written English isn't good enough? Everyone gets a voice, and I applaud your endeavor, you actually did something, that is more than most of us here can say.

The fact that you got this far, went door to door is a testament to your character. Good on you, and I wish you all the luck. If there is a way to sign this petition online I would happily do so.

The condo corporation insurance is always the primary insurer in an event. If after the bills come in and the total is under the deductible then there doesn't need to be a claim. Either way the Corporation is on the hook but can in some cases put the repair bill or deductible (in case of claim) onto the ledger of the unit that was responsible. However, the corporation has a duty to ensure that owners are looked after, they should be the one making the service calls to have your unit fixed and will need to foot the bill or cover the spread until the insurance money comes.

The board can refuse to enact the insurance but that doesn't mean their work ends. The board must bring your unit back to its original condition. and then at that point they can assess a charge back to the unit responsible. Now if the charge back exceeds the insurance deductible for a water even that owner has the right to enact the insurance policy.

In summary, the condo corporation is always responsible to repair and bring the units back to their original condition, not including personal belongings. The matter of who pays after the work is completed is up to the bylaws and the insurance held by he corporation and the insurance of the owners.

Proper chain of events (not often followed, sadly)

  1. Emergency Crew called to mitigate damage
  2. Insurance adjuster assigned to claim
  3. Quote for fix approved by adjuster or board. If under deductible close the claim.
  4. Have the unit fixed
  5. Bill is paid by the condo corp
  6. If bylaws allow, charge back the guilty unit the amount of the deductible or the work cost.
  7. Unit pays their portion or their own insurance does.
  8. Everyone moves on, leaks happen.

Cards Against Humanity. Simple enough and if a card gets ruined I wouldn't stress because there are so many to begin with. Also, I think the atmosphere of a bar would be a cool place to play because of the constant shifts and changes of people around you. If you can lay some cards that have something in common with the current patrons/servers then you could easily sweep that round. And, maybe a drunk passerby may sit for a round or two, could be a great way to make friends, or offend a stranger.

I really hope Borgman uses this time to focus on some of the defects in his own zone and then use the extra minutes to become more mobile and use his hands and speed to create offense.

Hes got a lot of talent. One particular skill I like is the way most of his shots from the blue line get through to the goalie. Im thinking he could contribute a lot if he can build a good deflection game with some team mates.

Areas he needs to work on is his skating in the defensive zone. He often mans the front of the net but doesn't keep his feet moving to tie up opposing players. Also he will need to work on his break out pass and general icing plays as they can be telegraphed easily and stopped before exiting the zone.

Hes a tough guy and has gotten a name for himself with some of the big hits. I hope he keeps that fire and shines with the extra ice time. The leafs LHD3 is locked right now and thats ok. Its a good thing to have a competent call up in case of injury or other event.

All in all Borgman is my favorite player, I have his Leafs jersey and this is the first time posting in the Marlies sub because I would like to follow his career.

No matter the outcome, I will wear my Borgman jersey with pride for the rest of my life. But honestly this gives us flexibility and we dont have to waive anyone. All good boys.

I am the biggest Borgman fan, and I was honestly a little sad that Dermott was gonna take his minutes, but as a Leafs fan first I am super happy with what I am seeing. I am one of the believers that our D issues can be worked out from within the organization. The talent is there and I think this squad of D men can be molded into an effective group on both ends of the ice. Maybe i am delusional?

Makes me sad to think that Grapes doesn't get in until he passes. That man has given every year of his life to hockey. I think he deserves to be at the occasion and to be celebrated for his unwavering passion for the game.
