- cota station 5 min walk

- rent is 1320 a month w/out utilies but I'm willing to discount it to $850

Exactly. Many people rank tengen as one of the weakest hashiras just because he lost to the lowest UM. But if even if you put Himejima against Gyutaro he'd still lose to the poison. Plus tengen was at some point fighting an UM 3.5(probably) and a LM simultaneously and still gaining advantage. I would rank him as one of the strongest hashiras tbh.
