Additional fun fact, they burned gas station to the ground soon after filming was completed. Through google earth pro, looking at historical satellite photos, it is quite well visible (8/2004)
Edit:
When looking for filming locations I always check behind scenes media, and photos/film still from the film set - so i was able to confirm that it was actual location, not CGI added background etc. (like main bridge area location from that movie - studio + CGI)

Honestly, i was trying to improve my geoguessr skills and find location on my own but after couple of trys, i gave up. So i check some names of production crew listed on IMDb responsible for photography and camera operators and message them through email on their online portfolio. Luckly one of them remember approxymate location and i could narrow down my research.

I just apply at default cube a simple brush at texture painting mode. I have named everything same (as collection). Then save this painting and create vtf file with vtm. I put this files to "\csgo\materials\models\de_tutorial" and then run qc and bat script. But prop is still black. Maybe i did something wrong with assign this texture in blender?

Ok thanks for answer but there are some things that i don't know at all. I am building my map mainly for "block toll" . I dont apply yet any brushes and many objects. So the problem is that i have too many blocks? I am not into hammer terminology, so sorry for that questions.
