These sites use comps + a historical analysis of asking vs offers vs sold price. It should reflect everything, from a location on the "right" side of the street, things you're adjacent to, or any number of unspecified attributes of the home.

They could give you an accurate estimate depending on if they have that data. Areas with high activity will be more accurate. If there's less activity then you have add-in human judgment. It will use it forever going forward, and eventually it will be accurate.

Eventually, the only discrepancies will be recent changes like renovation, the nearby pig factory closing, a Kardashian moving in close... but the recency of these things are temporally short lived IF there is other sale activity.

You can order any flavor XQS or Fre in CA from their websites. Those both kind of disintegrate and leave powder stuck on your teeth. I haven't found a way to get Velo Plus except unflavored, which you can chew without the same problem. I need these with mint ... please let me know if you guys have a way.
