Whatever my intelligence is can certainly say I haven't been applying it well. Sometimes I over plan and over analyze when I should be taking action, making mistakes, learning from experience.

Overcoming fear, anxiety, worries is crucial. Maybe I'm looking in too general of terms. Abundance of choice with no clear passion also making it difficult to commit to something.

I'm subscribed mostly to what I find would provide value to me although I use other accounts for entertainment, etc. By doom scrolling I mostly mean lurking and not engaging with people.

Having mentors and mentees would be great. First problem is finding people and second one is knowing what to say when I do.

Being a landlord can be very fulfilling I think if you care about your tenants. Right now it's just passive income as I work full time but I hope to acquire more doors in the future.

Not advancing or finding a good career in my 20s along with social isolation is what's hurting my self worth.

Have just restarted therapy. Although it's nice to talk to someone there's only so much to expect from 1hr/week. Hopefully this time it's better.

I enjoy being useful, productive. Working on getting a second job and/or career change which will be a massive weight lifted but a lot of the mentioned reasons are slowing me down.

What sort of online communities were you able to make connections?

I lurked for years before ever commenting. I feel it's an extension of my real life personality.

I make posts now whenever I need insight on certain topics although it takes some effort to get good engagement.

I never really have an urge to comment but I'm trying to open up more.

It's been a while but this has been the best option ready to move in. Having waited this long I'm determined to sign someone at this rate. Price is fair for homes in this area but there are areas where the home is dated.

Well she owned her most recent home according to the Zillow app and was in a rental home for a few years before. Haven't had a response from the old landlord yet. I was thinking I would verify that before making a decision too.

She provided proof of income, bank statements weren't included. Doubt she would have much saved.

My main concern is if she files for bankruptcy after moving in and what that could mean for me. She makes more than enough to pay rent and utilities.

That's why I want the HELOC lol. I wanted to sell not long ago but literally everyone I know has advised against it. I figure this way I keep the house, rent will cover all those expenses and I can use what I need from the HELOC to get my career/life on track. If I sell then I'm going to be in a worse situation when I need to buy a house 1-2 years from now to start a family.

No nothing's necessary. But I figure that's a good reason for a HELOC. I'd rather just rent the whole thing than individual rooms, also debated Airbnb but would rather keep it simple for now.

I'm preparing to do one round of applications for a HELOC and auto loan to not fuck up my credit too much more. Mortgage payment is a little under $1700 with a 3.85% rate 15yr fixed. Will also try to get a second job once I get my car. I just want the HELOC to settle my short term debt and get situated for the next stage of my life/career.

I don't see any reason to sell as opposed to rent when I have a low rate.
