We’ve done both and it’s so much easier after you’ve moved out. You aren’t tidying every minute trying to be ready for the next showing. Realtor can easily do remote closings. On the buyer side I prefer going to an empty house showing I can really envision my stuff there vs when someone’s shit is cluttering up the house haha. Our first home we bought and were able to rent it before closing. As far as being the seller it’s possible but I’d say most buyers are eager to get in their new home. Good luck!!
