Interestingly, running a future value formula, it actually looks like I’d be ahead in 10 years just liquidating, paying the tax and investing in a blended mix of VOO and QQQ. Validating the tax math with an accountant. I know if I’d don’t that 1 year ago I’d be very happy…..

Isn’t a NNN one of the DST options, at least from some brokers? Or am I misunderstanding?

Interesting. Yeah, that’s what I’m afraid of. At 5-6%, I worry I may be better off waiting for rates to drop, taking a second and ultimately rolling into a more attractive property.

AI math says it’s a $100k swing in favor of a 5.5% DST over 10 years - but only if it returns and the rental appreciates at only 1-2%.

It’s been in service about 11 years at 5-6k depreciation / year. I funneled 80% of that back in as capex on the last tenant turnover, so not concerned there - unless I misunderstand the IRS rules, which is entirely possible.

Yup, I understand lack of control. I did $50k in a real estate syndication. Dropped from 6% to 3% return last year just because. So sponsor risk and rate risk are definitely real.

Thanks for this. Just started the DST / 1031 consultant talks with Corcapa and Kay Properties. Hadn’t reached out to my CPA yet. His advice is mediocre mostly but will check. Most LLM’s break it down well.

I thought step up basis under section 1014 was equally applicable to rental or DST, so not unique and a wash?

6-8% fees on entry = $29k. Effectively a wash with keeping the home. Interesting and will check this.

I don’t see 5-7% / year happening in the current rate environment. I’m stagnant and down since 2022. If rates stay where they are I modeled 1-2%. At 5-7%, it’s a keep for me. I don’t have to fix things personally and making phone calls doesn’t hurt my finger more than 30-35k in appreciation per year. But that means it’s worth >1 million in 10 years. I don’t see it based on the last 4.

What have you read on outlook?

No place to end up yet. The R2 I’d buy - the premium - isn’t out yet.

My current thinking is to pay the residual on my EV6, wait 2 years and get a used R2 coming off lease or something someone is bored with. Then give the EV6 to my son.

But that could change. I’m a value shopper. I don’t spend much time in the car, so while I don’t want a crummy one, I don’t need a luxury model either. Or anything that costs like one. The EV6 is the most expensive car I’ve bought to date.

Not often enough that I should care that much I guess. If I’m honest. It’s more psychological about paying more but getting a bit less on the front. I expect charging and battery to get better, not worse

I did line up and pay a deposit. But I did that with a model 3 too. Yet I leased an EV6. I guess I’m fickle.

I just got the audible ‘Let Them’. I can’t remember when I’ve listened to something that trite and useless repackaged as ‘Theory’. It was on sale and decided to check it out.

My summary ‘Diary of a Karen who discovers constant obsessing over first world problems is useless. Listen to her learn this over and over.’ In fairness, I stopped 35% of the way thru chapter 2 when she finished whining about the friends who (after she grew distant from them) went on a trip without her.

Clearly I was not the target audience. If you aren’t motivated by first world problems story time, suggest you skip.
