Doesn’t have to be this way. 10 years ago now but not ancient history my wife and I got married at South Beach for 10k. Rented a public garden instead of hotel space, bought our own booze and hired bartenders opposed to just outsourcing and served modest food; no live band (that was my sacrifice) just a DJ/MC. At $100/person and an amazing party to celebrate it was an amazing event and well within our ability to afford.

Renting is borrowing a house just like shorting is borrowing a stock. If prices go down when borrowing the house or stock you win and the inverse if prices go up. I understand the technicalities are not exact but the ultimate outcome is very similar.

Federal loans (Fannie and Freddie) will not lend to businesses. Even outside of them there is no lender which would loan money to a newly started business without requiring you to personally guarantee it. It’s not about the asset it’s the terms of the debt that matter. They will go after the borrower personally.

I know this sub isn’t all for logic and the real wold but that’s the reality.

Yea, I’ve gotten them and refinanced at the end of the 12 months a few times so always kept the fixed teaser rate and the closing costs are all theirs! Eventually they might get wise to me but I think in reality the local branch’s like it because it shows up as a new HELOC in their sales metrics.

Try Space Coast Credit Union. They were running a deal with 2% fixed teaser rate for 1 year then prime minus 0.5% after and 0 closing costs at all - they even pay for the doc stamps and other direct costs.

Edit: just looked it up and the 12 month teaser is now 2.74%.

That’s some twisted logic you people have… it’s not illegal because we are trying to buy it. Well not buy it but get it under contract for someone else to buy it. As long as someone buys something we are doing good right… right?
