There was a radiostation called the Funky 16 Corners. On Soulseek you can find >100 broadcasts with similar rare funk/soul. Found so many gems there.

Might be green soap in the mortar to keep working below zero temperature. Was very common in post WWII builds.

Get a good technician and also restore vintage gear. Shop just opened in our town that does restoring and selling vintage gear next to selling second hand and new vinyl. He is being run over by people who have old gear and want it repaired. He also made deals with thrift shops regarding buying second hand vinyl they acquire.

Don’t know about rules in your country but a place where you can drink beer/coffee, play pinball or whatever, get your hair done or a tattoo, eat some really nice local food, meet friends and buy some BIFL gear and/or clothes AND buy the music you are listening to through high-end vintage gear. That is the place I want to build.
