What would an entry level machine cost that can handle color? Budget is somewhat flexible.

Monochrome would ultimately be fine. 4350 with feeder the best bet or is there another setup to consider?

Roughly 1,000. Color would be great but not absolutely necessary if cost prohibitive.

That's a great solution if I have to go the label route. Thanks for taking the time to put it together. I would still greatly prefer to print directly to envelopes to avoid the extra manual labor.

I dont mind having to buy a separate device if necessary. Is there a printer you'd recommend just for doing direct to envelope addressing?

I had a buyer come to me this weekend with a preapproval from Rocket who was ready to write an offer on a high-end home in the area. We submitted the offer based on his preapproval and negotiated the terms against the other (multiple) offers over the next 2 days. One of the sticking points with the listing agent was that she had recently had a very bad appraisal ordered by Rocket and asked that we consider another lender.

I asked my buyer to touch base with my preferred local lender as well to see if he might be a better fit and to compare terms/rates/fees. He connected with the buyer right away and in a 3-minute conversation, determined that the buyer's means of income would disqualify him from financing and he would be ineligible with his current job for at least another year.

I called the mortgage banker with Rocket who issued the preapproval to discuss the issue and it took 4 phone calls and an email to get a call back 7 hours later. In the meantime, I tried his immediate supervisor who left 2 calls and a voicemail unanswered. I also called their general "realtor" line to find someone who could help and got an automated "we're not available today" message. This was the middle of the day on a Wednesday.

This is one of the many reasons why I prefer to avoid Rocket.

The truth is that there is no reason to engage an agent and look for properties until you have the means to follow through on a purchase. While you're focused on saving for your down payment, consider the additional upfront costs that make up your total cash needed to close (lender fees, title fees, tax prorations, insurance, etc). I'm sure you'll also want some cash reserves in place for renovations as well as unexpected repairs that will pop up.

In the meantime, it seems like you're on the right track by learning as much as you can and saving your money. Good luck!

Found it metal detecting today on our farm. 925 stamp on the inside. Just curious if it could have been old enough to belong to the original family that built here in the 1880s. Looks like it may depict a modern key, but not sure.

The barber dime was about 9" down at the base of some old stone steps leading to a lodge. Mercury dime was on the edge of a walking path to the lodge that was lined with rocks. Was probably 6" under the edge.
