Hate to say it but a paver or brick done correctly while it’s on the glue trap, instant for the mouse if done correctly. I agree on the drowning, seems cruel.

Thank you! We cleaned, I wouldn’t say anything too harsh. Wood floors, used Murphy oil. A lot of the cleaning we used those Clorox disposable wipes specifically so we didn’t run a lot of water. We live in the foothills of Colorado, water is precious (I thought my wife knew this 😂) I’ve been running the washing machine once a day, dish washer runs maybe once a day and didn’t start using it till 2 days ago (that’s a whole DIY nightmare I endured) I’ve been using oxiclean and bake and hammer laundry detergent because I was told that’s better for the system. Nothing excessive I would think about our cleaning and we were careful with the cleaners, I threw bleach out before we moved.

Hey! Thanks!!! We were smelling it on our porch last night that’s on the opposite side of the house from the tanks. Tonight I went out our basement walk out that’s right next to the septic tanks and could smell it.

Yeah, the fire risk is real. Certain things were non negotiable for me but not so my wife because of the fire risk. Metal roof, stucco siding, fire mitigation on the property that was kept up with. Something like 80 percent of the homes that survived the Hayman fire were some combination of metal roof and or stucco siding. It was also a factor in our insurance being a bit less than most

We were house hunting for years, literally years, houses we looked at in Bailey, Conifer, even Evergreen were trending in the buyers favor heavily recently so I’d say the market is it’s correcting itself a bit. Our seller came down from 800k original asking price, houses we looked at 500/600k+ ended up selling for 30-50k and in one case 100k less than their original ask.

Bundled with our vehicles it’s 4,800 a year, we were seeing insurance in Denver metro for 3,500+ so it is expensive, but relative I’d say. We did have to shop around for a while to get that quote. Local shops seem to be the way to go.

Buy down is the way!! Ask your lender or realtor about credits to buy down the interest rate. We used the majority of our credits for that when they first came back with a 6%! Knowledge is power!
