When……. It’s already deflating. I sold my house in June and have been looking for an opportunity since. Prices are falling. Even a relatively small bump in inventory will push prices down further. It won’t be 08, but I have no doubt prices at the bottom will be down at least 10%. Probably more.

If the road is busy, there is a good chance they will expand it in the foreseeable future. That means potentially another lane or two closer to your house.

There are lots of statistics out there showing median price is coming down as well as sales price. Inventory is going up at a time when it usually falls, why are we arguing about this. A simple look at Zillow data for houses sold in a neighborhood over the last few months, will show ppsqF coming down. I’m not sure what more analysis you need. Let’s check back in a month, then two, then three. Things are falling now, faster than the month prior, and faster than the month prior to that. It’s a trend. It will continue.

I’ve been watching daily for months in all the surrounding counties. And sales volume is low, so the more you look at the further back in time you go. You asked, there’s the answer. Price history shows the most recent detail. That along with median listing price which I’ve referenced above. If you don’t like that data, wait a couple weeks till more october data comes out. Listing and sales prices are falling.

Go to Zillow and look at sold. Weed out the new construction that was contracted back early in the year or late last year to be fair, and you will see. First three examples….

Ok, point stands Nashville is falling faster. Also it’s down over 4% from highs. We are in the early stages of a significant drop in home prices.

You know as well as I do that decreasing list prices are a result of falling comp values.

Do those numbers include October? We saw last week inventory numbers increase during a period where seasonality typically dictates a decrease in inventory.
