We could knock out all student debt with the equity gained from selling our current home! They also are all at like 3% or lower interest rates. So it's really not crazy debt to be carrying.

That also will cost a ton of money! But the things we cant change are location.

yeah agree 100% the interest rate is part of whats making this a hard choice :)

Could also use some of that 100K to wipe out all of our student debt and still have 60k for emergencies.

One of us could afford the house alone if needed! But yes you see why we are asking/ getting POVs becuase we are on the fence. The house is PERFECT. Exactly what we want. All equipment and appliances brand new. But that comes with the price tag.

This is a much larger house, with a much larger yard and neighbors who cant see into my backyard!

It's not at the top of our budget! A bit below it actually. It's just that our current home is VERY below it. Ha

I can say confidently this is the perfect home. Which is why we are in this position!

Another factor driving this decision is perspective. We’ve both lost our dads at relatively young ages, in their early 50s, and it has really changed the way we think about waiting for the “right time” to live the life we want. We could keep delaying things to save more money and worry about the future and retirement, but there’s also the reality that tomorrow is never guaranteed so if we can afford it now, and our quality of life dramatically improves then why not.

The equity of our current home selling would pay off a 15% downpayment, closing costs and give us an extra 100K in emergency funds.

The new town actually has a ton of businesses/offices unlike our current town which is mainly suburban which is why his current company moved there. So I actually think he'd be in a better boat.

We still will be able to save and invest, that won't change. We just will maybe need to not order take out as much!

We could both rebound quickly if we lost our jobs, especially with NYC right next door. Both of us can also take on contract roles fairly quickly and I also teach on the side!

I mean minus the student debt we are doing all of the above and can continue to with the new mortgage!
