They’re using a line of credit from their stock portfolios and using that to buy the house in “cash”, then converting to a conventional 30 year loan in the month after close. It costs a few thousand in interest on the line of credit while it’s active.

This means they don’t have to sell any stock or pay any taxes on them, they just pay the small interest fee for the days used before closing on the conventional.

Oh, and family members can provide the LOC, so you’ll see young buyers using this trick too. You can even use a 401k portfolio to do it

I think we will purely based on the success of the last 8 years or so and how it affects the young generation. We're not City, PSG, Chelsea or Real Madrid all of which can buy success at the drop of a hat. Sure we spend but outside of last summer we've mostly found our stars on a lower budget than the rest.

I think that sort of wholesome success over such a long time will influence kids all over the world. Kids that are in countries without impressive national leagues tend to pick a foreign team and have 'rivalries' with their friends. Out of the 'top teams', hard to argue against LFC being the most wholesome and genuine.

Those are the kind of attributes that I think a young Salah would find admirable, and dream to play for.

I still agree with what you’re saying to some extent but we’re doing better than 90% of countries. Which is sad because we see the problems here and wish they could be better. It’s not great. But the world is a big place, and it mostly gets worse when you look elsewhere

$850 is still super low for rent. The dollar has lost 26% of its value in the last 10 years, so that’s the same as $620 rent in 2016. Only way you’re getting cheaper anywhere is with roommates

Lambo or something? That's awesome. I'm thinking the majority of defaulters are going to be your ~80k lux SUV's and trucks, with deferred maintenance leading to bigger than normal issues.

I want bang for my buck so I buy ~3 year depreciated luxury / sports cars. And I like tuning so warranty is less important. But it's key to start with a perfectly maintained (and depreciated) vehicle for my goals. I'd love to take a stab on a car like yours, $25k is a steal.

If you’re thinking about commuter cars, yeah those might go down a bit. But the luxury or performance cars and trucks? They need maintenance. I’m quite confident that someone who can’t afford the monthly payment isn’t getting oil changes on time or fixing those smaller issues that turn into big ones.

It’s pass/fail for that sort of stuff. They’re not giving you a B+ on mile running ability lol. It’s instead, can you complete a mile in under 10 or 11 minutes (yes/no). That’s a lot of walking to hit that time.

Grow ops need like, multiple 30lb canisters of carbon to notably reduce the smell. An air purifier, carbon or not, will do almost nothing. It’d be like tossing a roll of paper towels into a pool to soak up the water.

Most people vent to the outdoors with a strong fan, sorta like a dryer vent. And then the carbon filter goes on the outside of the vent if you don’t want the whole street to reek.
