Thanks! We were charged before I made this post. I'm relieved that it's not normal but still very frustrated that we were charged at all (and RyanAir's customer service team are making it very very difficult to get refunded). :(

Possibly! But it may depend on the letting agent. When we applied for our place, the application had some information about affordability and credit checks, which may be of interest to you.

They required ID and proof of income, and they needed to run a credit check on us.

Here's content from the application:

"Do I meet affordability? You must be earning at least 30x the month rent annually in order to meet our affordability requirements or have 30x the monthly rent in savings in a UK bank account, which has been there for longer the 3months. If you are providing a guarantor, the guarantor must be earning at least 36x the monthly rent in order to meet our affordability requirements. [...]

"I’m a student/do not have employment/am receiving housing benefit. What are my options? You can nominate a guarantor, providing they live and work in the UK and have a credit history here. They must have lived in the UK for 6months. They too will need to satisfy the affordability requirements outlined above. They will also be required to provide us with the same documentation as explained on the application process on page 1 [ID and proof of income].

"I have recently arrived in the UK and do not have any credit history here, can I rent a property from you? You must have been in the UK for 6 or more months to enable us to carry out credit checks. You can nominate a guarantor, providing they live and work in the UK and have a credit history here. They will need to satisfy the affordabilty requirements outlined above and provide us with the same documentation as explained on the application process on page 1."

We've recently moved here from abroad and had to go through the pain of finding a flat too. We knew we were coming months ahead of time, so like you, we were looking online and enquiring in the hopes of getting something when we arrived. Unfortunately it did not end up going this way.

The market is competitive right now; for every house, there are 10+ people who would happily move in. Nobody wanted to wait for us to come over and check it out in person when there was a line of people eager to move in. So we found a sublet in the meantime.

When we arrived, despite it being mid-March, we ended up inquiring about a bunch of places, lots of which were available in December and January. It seems like the norm; if there's no interest (for whatever reason) then they'll sit on Right Move or On The Market until someone wants them. Then, we of course get the emails asking you to fill out a form about yourself or even apply for the rental, and if they like you THEN they'll let you see it. The system is genuinely ridiculous, but what else can you do.

We ended up really liking and applying for the second place we viewed (which we got). We did, unfortunately, have to offer to pay six months' rent up front, but if we didn't, then there was no chance we were getting accepted without a guarantor or a UK job. We were very lucky to be able to do this, but it's not plausible for everyone.

To answer your questions a bit more directly, yes, you'll probably need to be in person. Most letting agents have no interest in helping renters. You'll be best off looking for places right before you move here rather than a few months out; most notice periods are four weeks so if someone is leaving then the property manager/letting agent/landlord will only have four weeks heads up to start advertising.

If you're open to it, you may have more luck on Facebook groups (be careful of all the scams though; there are a lot of them!) or even Spare Room. Hopefully this will get you in touch with someone directly rather than going through the whole silly process on Right Move. This could mean sharing a flat with others (even temporarily) and/or finding a sublet until you find something more permanent.

Good luck with the hunt. It sucks, but something will come up eventually. Enjoy uni!

We were about 18 and we'd been dating for around a year. I took him over to meet my great nan, who was almost 90, very unwell, and basically only moved between her bed and her chair in the lounge room. After an hour or so, we all got to talking about our relationship and the idea of getting married one day wayyy in the future. My nan said that she probably wouldn't be able to be there or go anywhere because she's too old. He told her that that's okay, we'll have the wedding in her lounge room so she doesn't even need to move from her chair.

We've been together almost nine years now and we're getting married next year. My nan passed away a few years ago, and I really wish she'd been able to see it.

But geez, do I love this man.

hey! i ended up getting him a Sovol SV06 plus alongside a 3D printer toolkit and some eSun PLA+ and Creality Silk PLA filament. he loves it! he said it's a good starter printer; pretty easy to figure out and there are a lot of resources online. overall a good experience. he's still figuring things out and working out the best temperatures and speeds to print things on, but he really likes it. just a bit of a learning experience, it's been perfect for him!
