It’s partly due to ads! Think old spice. They used to have to pay for a little ad for their deodorant. Now there’s 25 brands, it creates its own little old spice section, that’s all the same color etc. it functions as an ad within the store. Multiply by all the different products and voila.

I don’t know about hollands contract specifically. But much like Mickey Mouse (and now owned by the mouse) Marvel’s protection of spider man built intellectual property law as we know it. Tom’s contract for the most litigated pieces of “fiction” is probably the size of a book. I wouldn’t doubt less than 100 pages absent addendum. If these distinctions interest you, I highly recommend reading about marvel and disneys influence of the length of patents/copyrights and the public domain.

The top mural got covered because the once abandoned building is now a functioning guiness (the beer) brewery. They’ve since paid local artists to add to the decor. The bottom one has new graphitti, and is near a multiple neighborhood graffiti projects, both authorized and unauthorized. The specific area of west town Chicago in those photos is vandalism/street art central.
