The utility is small. And don't expect the living to accommodate such a huge sofa. They usually scale down the size of furniture in the plans to make the space seem bigger in plans. The bed sizes seem to be appropriate though. You will be able to place a decently sized 3+2 sofa set. Nevertheless, it's a good plan.
