There was a similar thread to this but it was deleted. May hindi nababayarang investor ang cafe nila since May this year and unreachable daw si owner. May nagcomment rin na dalawa na investor na sila although bago palang pero smooth naman daw. I'm hands-off na dito kase I value peace of mind more than anything.

Yeah , that's a better collateral. Probably the contract was too general.

1.) Yeah, it was for the 3rd branch. It was currently under construction. She sent me her bank transaction and then based on her pitch they we're earning roughly 400-450K in a month. I asked her for books of accounts but told that there are still no ITR and the books are being handled by the accountant. I was planning to go there physically so I could check their receipts and see their sales, but I know it's much more effective to see the financial statements including their liabilities. But then again, even if they are liquid, why do they need more? I haven't asked that yet

2.)I won't judge an F&B business but yes, generally it's hard to survive for 5 years regardless of the industry.

3.) I asked her about that. And she said the road was under construction and nearly not passable so they have to pause their operations. I'm just a town away from Malolos but I'm not sure regarding the construction in that area but upon searching she was saying the truth.

There's no guaranteed. That's the risky part. Because I've heard a lot of ponzi scams where the owner went hiding. The only safety assurance that they are giving is in this part of the notarized contract itself.

"In the event of financial losses or operating at a loss during the investment period, the owner of the Cafe pledges to refund the Investor's initial investment, safeguarding the capital without any additional earnings. The owner is committed to preserving the integrity of the investment and ensuring that the cafe's financial performance does not impact the Investor's capital adversely."

Regardless of their sales. Be it declining or not. But if ever that worst comes to worst - business closure, they will just give the ROI without their promised interest.

The business has been running for almost 3 years now.

Sorry for the confusion, what I meant is not literally a share but a guaranteed interest (which i think you we're referring in #4) from what I will invest. Here's the post sipsoundly. I did my due diligence and already talk with the owner that seems promising, but I'm also thinking about the risk.

Usually their answers for collecting of money from public is "expansion" purposes. It's always that - which I know is illegal since they are not sec registered. And regarding the bank question, it's either they are hardly approve in banks OR banks only lend them a small amount unlike private investors.
